When I was in the process of really starting to grasp the concepts of creative investing and assigning I thought all you mainly need was to lock up good deals and then market for a good buyers list and you will be in the money.

Man was I wrong... to keep this short I have real deals under contract and have been marketing for buyers but not one buyer on the list is a pull trigger type of buyer. I also did not know how snooty lot's of buyers are. I've had buyers tell me making 45k in less than 3 months on one flip deal was not enough for them. This has been going on for a while and I losing my steam for this game..

Where are the real buyers? where???? I have deals every month and they are good deals with nice spreads.

Finding Motivated Sellers

Post here your best strategies to find Motivated Sellers to help others achieve success!!

Instant buyers list!

Go to your realtor and have them pull a list of MLS listings of properties that were sold for CASH in the last 90 days. You will have an instant buyers list!

Take this list to your local county assessors office or website.
Look up who bought these properties.
You can find their name and address.
Send them a letter and ask them if they would like to buy any more.

If you find a buyer that appears on that list more than once in those 90 days. You have a serious buyer.

Find out everything about this buyer.
What price range are they buying in?
What type of properties are they buying?
What area are they buying in?
How much of a discount are they buying at?
Find out everything you can and start looking for properties like that!

Be careful about houses listed here

There has been a slew of classified ads promoting houses on this website that are not worth s***. You can tell by the fact that they are listed by people that have not included any information on their profile and the fact that the classified ads are their only post.

A lot of them claim to have a big spread but they are counting on you new investors not to know how to figure the true spread in today's market. This is another reason to buy locally until you understand the basics. Don't allow real estate bandits to take your future from you.

Boiling Peanuts and Making a Buyer's List

Hello DG members, its been a while since a posted here but it's true I am boiling Peanuts out here in GA. If anybody told me that three yrs ago I would say your crazy. But it brings in some bacon while I still look for work in the construction field. I have been educating myself threw the DG site and deans books for two yrs (so it takes my a while).But after all this time I said to my self why not try to put together a buyers list at my Peanut stand and WOW! it's working. I have met real estate agents, Cash buyer's, and even seller's.I can do this now!

Telephone Script for Investors/Sellers

I am working on a step by step process for assignment of contracts. After I reach out to investors and sellers to build up my sellers/buyers list and these people call me, what script do I use or what do I say? I'm one of those people that I have to have some knowledge so when I talk to prospective sellers and buyers I know what I am talking about. I also know that experience is the best teacher.

Another question, Do I as a RE wholesaler use only 3 documents (per Carol,thank you)for the whole process? (1.The Instant Equity Exchange, 2. Investor Disclosure Agreement and Seller's Acknowledgment, & 3. Investor Purchase Agreement) Thank you in advance for your responses. Blessings

I was planning on going out to local mini banks in the area tomorrow to do some canvassing in person and "attempt" to open business accounts with them and weave the asset manager into the discussion.

This is what I have done before.

-Go to the bank
-Sit in the chair and wait to be called (make sure you are dressed like a million bucks!)

Cheapest Bandit Signs and Business Cards Ever!!!!!!

Ok, hopefully this will add a lot of value to the rest of my DG family! I get so much out of this site from you guys I feel good about adding some value to yours. I know a lot of us use bandit signs and almost all(really should be all) of us have business cards. These are the cheapest I've found by far and fantastic quality on the business cards.

I use yellow. These are perfect for taking a Black Marker and writing your We Buy Houses message on 18 X 24 for $.80 per sign. Everywhere else I've seen have been at least $1.70 unless you're buying 500 and up.

***Bonus*** If you buy one(1) sign stake with the order, which is $.66, they discount the price of the signs to $.72. I just picked up a whole load to blitz North NJ.

How do I get over it? I know it would be a lot easier to get deals from FSBO's but I don't like the fact of dealing with the homeowner.
