Marketing MLS wholesale deals to Cash buyers?

Ok. Hypothetically speaking, let say you found you realtor team. If they found you a great bank owned deal on an REO, & you locked it up under contract, how would you find buyers IF you had none? Throw out bandit signs around where the property is, intersections, etc.? Craigslist? And, how could you do it without the realtor finding out you're advertising it (legally) ? How would you let the buyer in to check out the house? Introduce the buyer as an inspector and explain it to him before you go inside or ?

And, once you find buyers, how would you explain the deal, the fact that it's through a realtor, the realtor commission? Or, would you not tell the potential buyer the source? You wouldn't have to, esp. if you use transaction funding, am I correct?

Whos Pulling Probate leads

I have been doing some mailings to probates in my area recently.

Ive got a girl who goes to the courthouse & pulls all the probate files for me then cross references them with tax records & MLS. With this particular list we are getting a horrible delivery rate... I'm talking about 70+ percent are coming back as undeliverable. I heard a tip today about under the address writing "Return Service Requested" which May help increase the amount that actually get delivered because I guess that some type of research is done by the post office to skip trace the new address.

Has anyone tested this?

Common split of profit between investor and financier

Hi DG Community, My question this time is, what is common when splitting the profits from a flip amongst the investor and the (all cash deal)financier? Is it usually done by percentage? Does it vary from deal to deal? If there's more or less work in rehab for the investor, does that change things? I'd like to know how others are working this. Thanks, Johnacus

Investors may be holding the bag

This story just in about cash rich investors scooping up properties and not the end buyers. Obviously, the end buyers are needed to make the housing recovery work. Therefore, just be careful with what you are doing as you don't want to be standing up when the music stops in this game of RE musical chairs.

Just buying property to be buying it when you don't have an exit strategy can be financial suicide.

Another way to find buyers.

Go to your local FSBO websites. Find the properties that have had major updates and look brand new. Call or email the seller if they are in the house flipping business. I found two more cash buyers this way today.

Radio commercial for marketing to sellers ?

How much would a regular radio commercial cost? I asked Kenny Rushing this on FB, but he won't say unless you get his coaching program. He says he's getting calls off the hook, though. I dunno... Would it work for ca$h buyers?
