I have been doing some mailings to probates in my area recently.
Ive got a girl who goes to the courthouse & pulls all the probate files for me then cross references them with tax records & MLS. With this particular list we are getting a horrible delivery rate... I'm talking about 70+ percent are coming back as undeliverable. I heard a tip today about under the address writing "Return Service Requested" which May help increase the amount that actually get delivered because I guess that some type of research is done by the post office to skip trace the new address.
Has anyone tested this?
Also I was thinking about having her pull a different list because Ive found that alot of the properties were already listed with a Realtor which makes things a little more complicated than just dealing directly with the beneficiary.
The new list I was looking into was an inheritance list which is different than probate...I guess this list is for sale through a couple of companies online, but I would just prefer to have my assistant whose already pulling lists be able to acquire this information.
Does anyone have experience with this & maby know where to pull that info?
I was thinking maby beneficiary deeds on the county recorder site but those dont necessarily show the date the deed becomes effective.
