REI in CT

I'm just starting out and looking to find a group of investers in CT. The prices are alot higher,but i know there is still money to be made here.
I can find great deals in other states,but it seems a bit harder to find in CT,not sure why.
If your a seasoned invester and want to offer some advice on REI's in CT,it would be much appreciated.
I have been building houses for almost 20 years now and have a vast knowledge on values and work that is needed on properties,now i just need to apply it to buying and selling those properties.
I've been wanting to do this for years,but the RE prices seem to go up faster then my bank account has.Dean has given me great incentive and the tools to show me how to do it with no money down,didn't know it was possable.

I told my agent i have a home under contract and if she brings a buyer i will let her act as buyer and seller agent.she asked how does this work and asked me to explain.is there an exact procedure for this can you guys walk me through.i believe she has a buyer.

Flyers

For those of you who are just starting out,like myself, and are trying to start a buyers list, I just found a pretty cool site that allows you to design and print out flyers for free. I am currently trying to build a buyers list and designed and printed out 100 flyers. I only got up about 25 today....places like delis, the local mall, about 10 different laundry mats etc. I still have a lot more work to do, but its a start.http://www.band-flyers.com

How does one find the specific deal a buyer is asking for

OK. So there's the buyer's list. But how can i find specific houses that they buyer wants? Is there a software that helps with locating the SPECIFIC that a buyer wants?

Advertising correctly

When you place an ad for a house for sale on Craigslist, etc.; please make sure your map link works so people can find your property. You would get a second chance for people to do research if you make it hard to find out information.

As an example, I just tried to find a property on listed on DG.com with Google Maps, Bing Maps and Yahoo Maps. None of those programs could find the property.
There is too much other stuff I can look at to be bothered by spending too much time on a bad link.

I see this type of thing a lot on Craigslist whereby the map link doesn't go anywhere because the address is entered wrong. (misspelled street, city, etc or wrong zip)Just make sure you take the time to actually click on your links in an ad to make sure they go where they are suppose to go.

Getting creative with flyers

Hey all!

I wanted to go the route of hanging flyers in my community (grocery stores, walmart, target, hardware stores, library) to my amazement, NONE of these places have bulletin boards. So now I'm back to the drawing board to find places to hang flyers so they will get attention. Does anyone have any suggestions? Is anything working in your town that you would recommend?
