One way I have saved my bacon getting deals done at the last minute when the buyers I have are unresponsive is to prepare a detailed flyer with the property information, a few pictures, comparables, amount of rehab, etc and if it is a screaming deal you can just drop those off to all the buyers at the auction. At least three times I have gotten deals done just that way, not because my buyers couldn’t do it, but because the buyers at the auction as more motivated to buy plain and simple. The majority of them have crews that have families to feed and need to keep them busy rehabbing properties, so when they don’t close a deal at the auction the pressure is on them to find something that works.
This is also a great way to build your buyers list from the most motivated group of cash buyers. If you give them a flyer with a better deal on it than they were planning on getting at the auction, chances are they will all get in touch with you in a hurry. The biggest issue you will have is that they will be after you all at the same time.
Because these buyers are so valuable I wouldn’t suggest using this technique unless you truly have a property to offer, but if you do, this could be just what the doctor ordered and turn a bummer into Benjamins if you play your cards right.

That's a great angle....plus your wholesale deal is less risky because they get to inspect the property before purchase.
