How do YOU find cash buyers?

I know that having a great list of cash buyer lined up ready to buy your wholesale deals is critical to this business.

I have a list but would like to find out from each of you your tactics for finding buyers. Where and how did you find yours.

I will start first by telling how I am finding a lot of mine.

I go to Craigs List to the commercial buildings for lease or sale. I email the person who did the listing and say something like this:

I was browsing through the ads and saw yours and wanted to say hello and ask you if by any chance you may be an investor?

Wow, are we lucky!
Do you realize we live in a world where it's possible to market nearly every aspect of your business online without paying a single cent in advertising costs?? And by doing so you're exposing your business to up to 40 million people each months on craigslist alone??
Sites such as Cragslist, Backpage, and Kijiji have completely transformed the way you should be generating leads and acquiring and selling properties. This wasn't possible five years ago.

Should I get my real estate license after yesterday

Hello..my first forum topic, haven't found answer anywhere else.

I have been researching my specific city that I currently own 3 rentals with a fine tooth comb. All listings, FSBO, and especially foreclosures. I know all the foreclosures that have happened, are coming up and are now listed REO's. I looked at 5 last Sunday. Found a few potentials and am waiting to see if I can get a loan, or if a family member will be fund me.

Plan your Day!

PLAN YOUR DAY.
Plan your day, every day, preferably, the night before. Then, when you start your work day, there is a plan of action to direct you forward.

• Without a plan, temptations may draw you into unproductive avenues where you may serve the loudest voice that demands your time rather than dealing with the most productive opportunity.

• A simple plan consists of a list of all the items you want to accomplish during the next day.

• Prioritize those items in order of their importance. (#1 for most important, #2 for next most important, etc.)

Is it Harder to Flip/Assign in the Winter Months

I live up in the North East and our winters can be unpredictable and brutal. This leads me to the question, Is it going to be more difficult to flip deals in the winter months? Especially when they are rehab properties?
I don't know too many people who are going to want to rehab a home @ -20 degress, icey rain, snowstorms, etc... Smiling

Has anyone ran into this problem or have any comments?

I was just thinking about the recorded message marketing idea we all use. I'm not for sure how much the voice mail services cost but i had an idea. I have Verizon Wireless for my cell phone and I was thinking why don't I just add a line for $9.99 more a mon get a cheap $50 phone and just always keep it off. That way the phone doesn't get used so your bill will never be more then usual (except $9.99/mon more) and when people call, it will automatically go to your message b/c the phone is always off. Then you can just call the number and check your voicemails daily.

How do you find your deals?

I feel like they are right there in front of me yet I just can't see them.

Determining Who's MOTIVATED To Sell, And Who Isn't

I hope by me writing this, i can HELP some of the "newbies" out there that may be having trouble trying to determine who's "REALLY MOTIVATED" and who's just NOT MOTIVATED enough to sell to us(REI's). Now, when your first starting out your probably going to want to pursue every "Prospect" that you get, but if your Marketing and Advertising is working CORRECTLY, then theirs going to be a time when you just can't pursue every single "Prospect", because your business is growing and time becomes more of an issue.
