I live up in the North East and our winters can be unpredictable and brutal. This leads me to the question, Is it going to be more difficult to flip deals in the winter months? Especially when they are rehab properties?
I don't know too many people who are going to want to rehab a home @ -20 degress, icey rain, snowstorms, etc...
Has anyone ran into this problem or have any comments?

Good question. I'm not sure about flipping/assigning in the winter, but I know there are definitely more great deals to be found in the cold months. I am thinking this would translate into profit/savings you could pass along to your buyers.
Anybody else have a thought on this?

P.S. We did 2 rehabs last winter, and it wasn't a problem. Even in -20 degrees. The guys/contractors in your area I'm sure are used to working around the weather. Plus things are usually slower in the winter, so the contractors are glad to have the work and can get to you (and done) faster. That is our experience anyway.

Do you mean by negotiating even a lower offer, pass it on to another investor who is willing to hold on to it for a few months?

(I added a P.S. to my post above, too). I don't think it's a problem to do rehabs in the winter. You know what? We even found that sometimes you can get the work done cheaper in the winter, because you aren't competing for their time, and often people are LOOKING for work.
Also, the REOs that are available are generally winterized, so it really doesn't cost much extra to hold them 'til spring. Just work the numbers to see what is the best route to go.
We bought one for $30K that we still haven't had time to get at. I wanted to wholesale it for $10K-$20K (had people calling, wanting to buy it) but my husband wants to rehab it to make MORE $. I have to choose my battles.

Well that will help me remain positive!!! I thank you for that, 'cause I starting to think, I'm going to get these great deals, no ones going to want to buy in rehab in the winter, I would not be able to assign, and the just give myself a bad rap!

If I were an investor and still wanted investment properties....I would want to see as much of the figures and cost of repairs on fax or email instead of having to get out in the snow and ice etc..
And being able to see great video footage of the property would be a big plus for me. If I can sit at home and look at all needed repairs (on video) and the condition of the house before traveling through all kinds of conditions...I would be more inclined to buy if everything looks right on paper and video.
Get your video camera out and give the prospective owner a virutual tour (wiht you speaking to them as you walk through) and post it on You Tube or one of those video hosting sites.
If I found something on video and on paper that looks like a good deal...I would then get out in the snow and ice and all those horrible conditions and go look in person.

That is a great idea. I've been doing the same thing, but with digital photos, for my investor to watch his rehab project. I take and send pictures a couple times a week for them to see the progress. Makes them feel like part of the fun, too. All part of the experience.
