Would I still be able to pull off these techniques of Deans' with a Ca. real estate license that I have without getting into any kind of trouble?

The mantra is "disclose,disclose,disclose" . So, do I just approach the seller and say: "I have a buyer that wants your property, I will NOT be acting as an agent in this transaction nor representing anyone."

Thereafter I will just facilitate the IEE or Assignment? Would that be all there is to it because I hold a license?

I understand that our ideal selling audience would be those that have some equity left in their property but because of some unforseen circumstances they must pack up and leave in a hurry, therefore they are willing to take an offer of ours for below market value.

What are the other sources out there that we can tailor to for getting deals? Scenarios? Where else can we pick up product to wholesale?

Need Sugguestions how to offer a deal to a seller

House 3 bed 1 bath vacant
4 lots each about an acre house sits on 2 lots
no central heating/air
not a fixerup may need minor repairs
seller states the carpet and paint done about 6 months ago
roof 12 years old

house built in 1957

equity is about $50,000 house FMV is $101,000
last time it was purchased was in 1992 for $56,000

seller wants $85,000 and will owner finacining with $20,000

I have no money or credit so I was thinking try for a hard money loan and offer seller $50,000

To put in central/heating and air it would be about $10,000
