its not fair

ever since i got on this site i tried my best to help everyone i possibly.im fairly new to the site and im not to REI, but im one of the people how loves to learn and master their craft and i try to allow as many people benifit off my knowledge as possible...

ive asked a few questions and got somme great answers but it seems like know wants to help me with this issue i have... i even sent to people that answer questions for top ranked people on this site and made a forum about it still no responce...

this is my last and final attenpt to get help from this site on this matter...

Getting that first one done.

I have found a couple gems in my area and Im a little nervous pulling the trigger. Still a little confused on getting the house under contract. I know all about finding the FMV and my due dilligence. I just stumble when it comes to what contracts to use in what order. If anyone can help me get over this bump I will be a very happy man. I cant wait to do my first deal so I can take a deep breathe and say ahhhhh YOU DID IT!!!! Now keep going!!!!!!!!!

Finding homes( Listings)

Need help please, Two questions. 1.Can someone tell me where to find up to date home listings? 2.Also I would like to know the difference between Foreclosure Alert and Foreclosure Finder?

Negotiating prices

How do you come up with the price when negotiating an assignment contract? for example: if the property is worth $200,000 and the seller is asking for $175,000, how do I come up with a lessor price? I know I just don't pull a number out of the sky, or do I? Please Help.
p.s I hope I post this in the right forum.

Potential Buyers!

When you have a potential buyer and their telling you what kind of property their interested in ie (sq footage,location, price, etc.) how do you go about looking for that property? how can you find it?

If you have the means within your budget you may have a fax line, 1-800 phone line and a website that you can advertise on your business card as well.

property profile list of questions

I've heard of this, but I've noticed that the list varies from a couple questions to a long list of questions. Is there an all purpose set of questions that when you pick up the phone for the first time to see if this property fits the bill-- these are the questions you ask!
