I understand that our ideal selling audience would be those that have some equity left in their property but because of some unforseen circumstances they must pack up and leave in a hurry, therefore they are willing to take an offer of ours for below market value.
What are the other sources out there that we can tailor to for getting deals? Scenarios? Where else can we pick up product to wholesale?
And on the other side: When we have secured a property from the audience above, our buyers on our buyers list should have their pre-approval letter in hand and ready to go if they can lock in a rate OR preferably be ready with cash. ( Should we invest the time with the buyers that have to secure a loan? ) Cash is king...but when do you walk away from a financed retail buyer?
