Would I still be able to pull off these techniques of Deans' with a Ca. real estate license that I have without getting into any kind of trouble?

The mantra is "disclose,disclose,disclose" . So, do I just approach the seller and say: "I have a buyer that wants your property, I will NOT be acting as an agent in this transaction nor representing anyone."

Thereafter I will just facilitate the IEE or Assignment? Would that be all there is to it because I hold a license?

Talk to attorney

he/she should be able to give you best legal advise since you hold a license. Also talk to your broker or another broker who invests in your area to find out the information you need. I don't want to tell you otherwise you find out the hard way you understand where I'm coming from.

Got to love those attorneys. Anyone that has done a few before out there? perhaps after they consulted with their attorney and pulled off a few?
