Marketing to Buyers and Sellers

There has never been a more profitable time to invest in real estate than right now. Pre foreclosures, REO properties, foreclosures and short sale are everywhere. Unfortunately because of the mortgage crisis the banks have made it difficult for buyers to qualify for a mortgage. Therefore there are significantly more properties for sale than there are qualified buyers. Since houses are not selling many struggling homeowners are forced to rent out their properties in an effort to keep up with the mortgage payments.

Ok so I put an ad on Craigslist which read Investors wanted for multiple investment properties(I have no Properties but I am looking for buyers) So I get replies and I let them know that I sold my last property and I was just trying to find out what investors where looking for in a property and they respond with no im not interested. What am i doing wrong???? I really am starting to doubt myself in this whole thing. I cant seem to find any buyers maybe I should just focus on sellers for now and the buyers will come?

OK I did what the book stated,I started up the web sites, I made up the flyers I am all ready to go EXCEPT where do I go?? When I posted on craigslist trying to get a buyers list in order all I got back were responses asking me if "I needed Money" or "Did I need a Job" the best one was "Do you need a life's coach". So what is with all of these responses. Am I suppose to do aomething with them aside from throwing them out?

Has anyone used Dean's probate finder? If so did you have any luck finding the 'Working Case Sheet' form? I have all the other forms, not sure what I'm doing wrong but can't find this one.
