Craigslist AD- Broker or Owner????

When you have a property under contract and are placing an ad on Craigslist for a buyer, do you place your ad as the owner or broker, because technically I'm not either one, correct? I don't want to get into trouble for seeming like I'm a real estate agent, when I'm not. Yet I'm not the owner either. Any suggestions?

Now with my idea. The home is for sale at lets say $100,000.00 and the home will appraise somewhere around 125-135,000.00.
This is how we sell the home and nobody is wiser to the plan.
Auction the home and Set the so called auction at 97,000 And let the bidding begin with blasting of Little ads ( how many of you remember that guy ) Now the home is up for auction for 7 days

Very new to this

I am very new to this, I have been reading the blogs and Dean's books, I was recently laid off after 20 years and started to go back to school, I watched one of Dean's commercials and really became interested, the fact is I have not done anything yet, I'm an overthinker.
I am at the moment more interested in being like a middleman, I don't want to buy and sell at this time(no money) or fix up a place and sell, any thoughts or encouragement would be great, I'm so excited yet I'm scared to death to start, I really don't know a lot about the real estate business and feel a bit intimidated

What houses are we allowed to sell on this site. Can I get FSBO,s and get an agreement to sell their homes for a fee like an agent would get a commission? If this is the case then I understand why this would be a powerful tool.

California Deals!!! Partner needed!

I was offered to flip 4 to 5 properties a week by an agent in my area, but these are REO's and I was only doing short sales working with a team who does all the negotiating. My funder will only fund short sales and so I am stuck without a funder who will fund these REO's. I need help! and I am looking for a partner.

Town Reappraisal, I know everyones Home Values!!!!

I dont know if this is the right Forum (it will be moved if not) but I want to know your opinions on the following.
My town was just reappraised by the state of Vermont and adjusted to fall in line with our Grand List values of the town. As I was looking through the list I am saying to myself, "this is invaluable information". I am looking at what is considered the most recent values on everyones home's! (My personal address went up 21%)

How To Pre-Qualify New Investors ...

Yes, I have a risky habit of looking "WHILE" I leap...

As a newbie, I recently obtained "THE EDGE 2009" on DVD to watch at home ...
and I am achieving results from its wisdom already!

Wow ... This week I've attracted two investors who have asked to be added to my
(thus far alleged) list!

This is very exciting, needless to say.

Each of them has told me what they are looking to buy, and how much cash they have to spend. Each claims they can move quickly.

Would some of you here in my new DG family please share your own methods to PRE-QUALIFY investors before starting to do legwork on their behalf?

Is it as simple as asking for "proof of funds" to be shown to me in advance?
I am assuming that no serious buyer will balk at that.
