I wanted to post this before heading off to church with my two boys.

Here's what I send to FSBOs which is hand written of course. Feel free to use what I've developed or modify to your likely. The key is to send letters to these people and build rapport. Marketing is part of being a real estate investor.

Here's the most recent letter I sent to a FSBO:

Dear ( FSBO ),

I noticed your for sale sign in your yard for a while now and I happen to know several cash buyers that buy properties in ( your area ) and they have the ability to close very quickly on homes they buy.

Marketing to home owners that aren't officially sellers, could potentially allow you to make large profit gains because you'll be the ONLY one offering to buy their property. I always hand write my letters because it's more personal and I get better responses with hand written letters over typed letters, but it's just easier for me to type it on here so others can see what I use. I encourage others to use it and make changes to it if you'd like should you decide to try it, and see if it works for you in your market.

Here's the letter I developed and continue to use:

NOTE: I always hand write my letters on yellow legal paper and I only send this letter to homeowners that are in pre-foreclosure. I find this information through various means.

Dear ( homeowner ),

Preforeclosure Cold Calls: Do or Don't?

I went to my county's superior court website. There are thousands of people in the foreclosure mediation process. The online-available court documents reveal homeowner name and address. I get their phone numbers from the whitepages.com with this information.

Has anyone here been successful cold-calling preforclosure owners?

I called four preforclosure owners last night. Results:

Owner 1 - Left a message: "Hi I'm Pedro. Live in Manchester. I might be interested in buying the property at [address here]. Are you interested in selling it? I so please call me at [my phone # here]."

Owner 2 - Not interested in selling house.

Owner 3 - Phone number no longer active (disconnected service).

Newbie Needs assistance

Been doing this for about 45 days and am having an issue(s). (wholesaleing)

Just bought Deans books and am looking forward to getting into them, however, here is my situation.

I have a house under contract and am about to have another soon. My cash buyer list is very week (about 5) and none of them seem interested. I have sent my deal out to another wholesaler who is trying to sell as well to his list.(50/50 assignee split for him if he can close) I am about 8 days away from the closing date. The seller is about to head into foreclosure and the mortgage co is looking for payment by next friday.

Hello Everyone!
I am excited about recently signing up for Dean's Success Academy. I am going to start out doing assignment deals. Do you recommend I get a toll free number? I was thinking about getting another cell phone for only my real estate phone calls.

Lease option assignments

I saw a paid advertisement or at least part of it describing a program where you assigne lease purchase options and network motivated sellers and lease purchase option buyers. Can't seem to find anything on the site about this. Anyone know anything about this?

Link of realtors who like and don't like to work with investors.

I found this article about working with realtors.
On the comment section below the article you will see all these realtors across the USA who like working with investors. Then there are a lot of them who do not like working with realtors.

They give their reasons as to why they like working with investors. Then the others tell why they don't like working with investors.

You may find a realtor in your area who would work with you.

Motivated Seller!!!! Little HELP please!!!!

Fellow DGer's,

I've scheduled my first appointment with a very motivated seller on Sunday afternoon 6/13/10 to talk about either buying or lease optioning his home. I'm very excited but nervous that I may come off as a rookie(I am) may kill the deal. Its a very nice home in somewhat of a higher income neighborhood. He needs to sell so that he can move out of state(found this out through forsalebyowner.com). He's open to my ideas but is very skeptical.

Hi GD FAM! Well, I am posting this because I am I need of desperate help winning over an angel investor to help fund my deals purchasing apartment buildings. I got their attention and there requesting for a business plan with a clear exit strategy (repaying back the funding). This will be my first time doing this so I really want to convince them to fund my deals because I've always wanted to own my own apartment buildings. Please give me some advice in constructing a good plan
