Contracts and Offers

Is $500 to low for a deposit?

I am in CA, my realtor just gave up on me. She says that $500 is too low? Here what she says:

Hi Ricky,

As your realtor, I'd like to advise you that we will not get anywhere with any of our offers if we only give $500 earnest money deposit, for the following reasons:

1. The seller/bank will not put their property off the market for 17-21 days ( to give you time to do your home investigation and/or get your loan approval) for a mere $500 compensation to them should you decide not to get the property or should your loan not get approved.

Cover my contract bases

Hi. I'm a newbie and this is my first post. I'm looking for advice on exit stragies for a particular deal. Essentially I have an agreement in place but have not locked up the contract, yet. I have a rehab crew ready to do the necessary work and take payment on the back end, and an agreement with the seller that gives me 30 days to rehab and another 30 days to sell.
Since I'm new to this I do not have a true buyers list ready to go so my fear is that 60 days from now I won't sell the property, the contract will expire, and I'll be on the hook for the rehab costs.

Have house, have buyer, need help FAST...

I am so excited, this could be my 1st deal. Heres the situation....

Wholesale deal-
MLS REO foreclosure, listed for $24,500
Tax Value - $64,000

Have buyer interested but wants to see it now. This is an REO with no chance of locking it up without proof of funds. Can't get proof of funds from him until he sees it and commits to buy.
Q's
1. It is on the MLS with a real estate sign out front so if I show him before I lock it up, what would prevent him from making an offer to agent?

Help please

Hey guys I just got done reading the book and I am trying to now gather all the forms I will need. It says in the book I will need the Payment Authorization form and the Closing and Consulting Fee Payment payment form. However I can not find these on this site. I am trying to start by using the real estate auction system to begin as I do not have any buyers lined up yet. If you guys could direct me where to go to find these forms that would be great. Thank!

Needing Help!

Hello everyone, I have a question? My grandmother sold me and my aunt her half of the property, my mother gave me a third of her property, which makes me and my aunt both have a half. now here is the confusing part, my grandmother is taking it back, cause my aunt is messing up big time...

Now how can i purchase all of my grandmother part, and can she sell it to me and take away my aunts third share of the property. Does this make sense.
