October 25th, 2009 | posted by yungcashI been reading and learning but I'm still kind of stuck in one place. I've found a few good deals but I'm not understanding how to lock them up. I have a few questions, if anyone can give me some insight on which way to go.
1. If I want to make an offer on a property fsbo or with a sellers Realtor, what contract would I need. Also, I see potential deals on the Internet but how would I make an offer through email? Would I need a contract to do that?
2. Is there a specific contract I would need to lock the property for up to 30 days and assign or double close it to my end buyer?

Here it is....
I spoke with a guy yesterday that desperately needs to sell his home.He's tried Agents/Realtors, but with no luck. The house has been on the MLS for well over a year. He lives in a Luxury Home, the appraised value is $2.5 Million. He recently had it appraised and was able to prove it. It sits on 6.75 acres of land, a lake, pool, spa/jacuzzi and a lot more luxurious ammenities. But...I was able to talk him into $1.85 Million.

I still havent made an offer on the property but i listed it a price where I make a profit. Im just a little confused on how to write up the contracts for everybody.
I know I need the purchase and sells agreement and assignment contract. Is there anything else I need and how should I fill everything out.

I have searched on this site, and understand "assignments", have the contract, get the proof of funds stuff, but I'm still missing a few details, specifically when it comes to working with an agent. If I'm asking a previous forum topic, feel free to send it to me and my apologies in advance for the repeat.
*I have an agent, and she is open to assignments and wholesaling and that's great!
