Taking over payments or Lease options ??

Hello everyone

My name is Chan, I live in Merced Ca . I bought Deans book and had just finished it. Im a slow learner so i still need a lot of help. Im trying to get my first deal under my belt. lol

I found two properties that is willing to take over payments, both properties has missed two months of payments, its the same owner out of the area, one house is 211000--1300 a month and the other one is 135000 for 980 a month and is renting out for 800 a month. The owner is evicting the renter due to late and missed payments.

25:1 Formula and Offer Amount

Hello DG Family,

Ok, I am gearing up to do the 25:1 formula Matt uses. I have a great Realtor in place and am working on my Buyer's List. However, looking over some points in Dean's book, I have a question. In some places it says offers should be 30-50% off the sellers asking price. However, in other areas it says 30-50% off the FMV. Which is it? Of course, many times the house will be overpriced, but I just need clarity on if I need to make the offer based on asking price or FMV? Thanks for your feedback.

My attorney said...

I was at my new attorney’s office having him go over my contracts (from the site) to make sure everything was okay for my state. He’s a REI attorney but I had to explain a few times about assignments. He got it after that but he strongly suggest to me that I use my company name and/or assigns instead of my name and/or assigns. Something to do about piercing the corporate veil. Legalities separating me from my corporation. Does this sound about right?. Any thoughts here would be greatly appreciated. I just notice that mostly everyone is using their name rather than business name. Thanks

Contract 4 deed reassignment?

If I buy a house on a contract for deed, can I then rent it out(obviously 4 more money)? reassign the contract?

What to pay Real Estate Agent

Need Help! I'm just getting started and meeting with a Real Estate agent on monday morning. Can someone tell me what to offer her percentage wise. I reside in New Jersey and she mentioned 5% over the phone. I am thinking she will get a percentage on the equity after all fees are paid. Can someone please enlighten me on this subject?

Help ME with My first Assignment Deal in Dallas, TX

I am in the process of getting my first deal done. This is a small 2 br 1 bath place in urban Dallas, Tx. I found out that the home is worth $45k in its present state, and comps in the area are in the $70k range. The seller really wants to get rid of it, and I have negotiated a good deal considering all of the work it would need. This is a real handyman special...seriously! The price is really just for the value of the land...

The RE Att. gets paid after closing then he gives you the check from an assignment,RIGHT?
