I'm about to make my first offer!

I was looking on craigslist and I found what looks to be a very good deal! The seller is wanting to go back to school and needs out of the house to have no obligations. It is a 3bd/1ba that has been remodeled. Seller wants 40k(apraised @ 55k)and says she will take offers. I will offer 25k.Wish me luck because lord knows I need to complete my first deal.

California Assignment / Purchase Contracts

I am in the process to of getting all of my contracts in order and I looked at the forms section for the purchase agreement. I probably should have a lawyer look at the purchase agreement and any other document. However that will cost money and not to mention time.

So I am looking for someone who has expierence with California assignment contracts and would be willing to give me a copy of what they use. I know there are some disclosures required for California when you purchase a property (this is what I need help with). You can PM me so we can exchane contact information.

I signed a buyer -broker exclusive employment contract with my realtor. I don't think it is working out out with her. She is not proactive at all and I feel like I am losing out on deals. I really need to find an agent who is aggressive and willing to really work hard. How do I get out of it? I know I should have paid more attention to the dates when I was signing as she locked me into a contract for 1 year. What if anything can I do??

Trying to find First Assignment Deal... Help?

Hello! Yup - newbie to the whole thing, but I've been diligently searching and found something that peaked my interest. I'm looking at doing an assignment, so keep that in mind. Here are the raw numbers:

House: 3 br/2 ba, stable/upscale/quiet neighborhood. House is showing as in "pre-foreclosure" status on Cyberhomes.com, and has been on the marked for 400+ days (!).

Asking price: 79,992.00 1548 sqft (51.67/sqft)
01/09 appraisal from county website: 133,653.00
median price for 3br/2ba (cyberhomes): 274,371.00

Can you make an offer w/o knowing how much you have for a down payment?

We have two properties that we are interested in making offers on, but we don't have the financing in place yet. I'm not sure if others have made offers on houses without a down payment listed. We'd like to follow Matt's 25:1 formula. My question is, if you're going to be offering 30-50% off FMV, is it realistic to not have your down payment listed with the offer? Thanks!
