is it necessary at all to create an LLC to be a birdogger?

I have read on here the debates about LLC's. Is it necessary to have an LLC as a birdgogger? I wouldn't be owning any property obviously as I understand that, i'm just trying to make sure i'm protected unless someone tried to sue me for any ridiculous reason. Thanks for your replies

Please help help please!!! Will try to make this short as posible.

I have a $125K property and I want to do lease option. My question are:

1) How long should I do the lease?
2) How long is the option till it expire?
3) What's percentage should I offer on rental credit toward the end? (should I even offer this?)
4) Can I put in the rental agreement of not to bother me with little thing around the house? If any thing need to be replace renter responsible for % up front? (is that possible).

Need Help Filling Out A Lease With Option to Purchase

I have my very first seller interested, but i just don't understand how to fill out a few things in the contract before i present them my first offer.

Wondering how to do a Short Sales and make money off of it before I actually have to pay the seller

Any advice on how to go about doing this Short Sales I'm about to lock under contract so that I can make money off it like David did in the book,"profit from real estate right now"? I want to be able to lock it under contract and if possible go to the bank and borrow against the equity in the property. Makes sense? Any advice?

Exit Clauses

Ok I found a couple of places where people were talking about exit clauses, but they would get so far off base talking about something else I could not find what I needed.

I am going to talk to my attorney today and I want to have all of the contracts drawn up before hand so that I can show him what I am doing with the Assignment of Contract. I have seen people talking about exit clauses that they have used to protect themselves. Can any one please provide an actual example of the exit clauses that they used in their own contracts?

Where do I get an Assignment of Contract?

This is important, where can i get them? There is a big possibility i can get a property assigned tonight or tomorrow morning and have cash buyers waiting. I am kind of in a desperate situation. Also, do i need to check with an attorney to view the contracts? Before I forget,I see that an "Assignment" buyer only needs 3 contracts to assign yes? If so, all in the same time? and do I give the contracts to title company right after he assigns them or after I bring in the buyer?

Please answer my question as soon as you can.

Addendums for Seller?

I was just wondering if anyone had any specific addendums that they would add to a Short Sales contract for seller?

I've read Be A Real Estate Millionaire, and it has inspired me to invest in real estate in the future. I'm only 20 years old, and I'm still in college, so I was planning on getting into the business after I finished school.
