Clever Creative Real Estate Strategies

This column is designed as a location for anyone in the community to post Clever and Creative Real Estate Strategies. I will share some of the interesting techniques we've employed or assisted with in my 16 plus years as a real estate trainer and investor. Please feel free to add your own creative strategies from personal experience or working with other people. The purpose of this string of posts is to stimulate creativity and perhaps you, as I have, will create some new variations on real estate investing that have never been utilized by anyone else.
So, where to begin? There are a lot of cool stories, I think I will start with one that I will call "Boarded Up Houses and Limos."

This Week's Short Stories

Fannie and Freddie Still Going Strong

All of the news about the government scaling back the activities of Fannie and Freddie isn’t really keeping these agencies from doing big business. These entities have come back from big losses to record profits lately. Of course, “profits” can be misleading when the government is involved, but it seems that things are going better for Fannie and Freddie these days. It could aggravate the gridlock in Congress on how to phase them out.

Investment Opportunity in New Construction

Getting started

I attended one of Dean's free workshops in my area about a month ago. The speaker was very motivational and issued a challenge to those at the workshop who would rise to the challenge to find their first property within 100 days of attending the workshop. I found a single family property for sale by the owner. I want to invest in this but do not know where to begin. Can anyone please help point me in the right direction? Any information will be greatly appreciated.

Vacant Lots

Does anyone know how to find cash buyers for vacant lots? 600 acres. Not on MLS

Expired Listings

Hi

I am looking to obtain expired listings other than receiving them from the real estate agent. My real estate agent is not trying to give me this information.

Has anyone ever heard of http://www.leadsenders.com/

Multiple Real Estate Agents

I recently met with a Real Estate Agent and signed an "Exclusive Buyer/Tenant Agency Agreement" with him. He has provided me with a listing of properties that meet my criteria, however, he does not move as fast as I would like and that's not gonna work out right. Am I allowed to legally work with other Real Estate Agents although we have this 60 day agreement in place? I'd like to get out there now and start wholesaling properties ASAP!!

PLEASE HELP!!

How do you deal with a Bank about a property in pre-foreclosure

I have a seller who has a house that is in pre-foreclosure. I tried calling the bank to get information (how much is owed on the property, fees, lawyer fees, etc.), but the bank will not talk to me. The owner will not be able to negotiate with the bank at all. Just not is personality. Is there a form I can have him sign that I can send to the bank that will allow them to discus the terms of the mortgage with me?
