We bought it for $ 40K, put 12K to 13K into it & will sell it around 79K. It took about 5 to 6 weeks to do the remodel. It is located in Beverly Hills, Fl.

More news articles hit every day telling us about bidding wars on homes, especially foreclosures. It isn’t just about price wars either, as many buyers are waiving inspections as a tactic to win a property. Earlier this year, the real estate company Redfin reported that 76% of buyers surveyed reported that they faced competition in the purchase of a home.

There has been a cooling off during the middle of the year, primarily due to rising interest rates that turned off many retail buyers. However, either rates will come down for a while or people will assume they may continue to rise, and they will come back to the market. Competition is extreme between investors and greater than normal between retail buyers.

Buying HUD homes with an land trust

my question is can I purchased HUD homes with a land trust after my bid is accepted? Reason for my question may be obvious to some, by purchasing the property in a land trust I could assign it to another investor by selling the land trust. I had two bids accepted and had to pick only one to purchase. Never won two bid at the same time.

Fact or Fiction....

My latest deal is in my home town, in my neck of the woods, 9 months later seller and her husband are ready to sell their house they are older and have downsized to an assisted living facility, although they are very capable still but preparing for the future. I met her when I sold the attached twin townhouse that belonged to her sister, last year (wholesaled it) I went over to her door and introduced myself hoping she wouldn't be disturbed by her new neighbor (my investor buyer) she wasn't at all the nicest lady and invited me in and gave me the grand tour, and it was. This house was over 2600 sqft w/4 bedrooms 2full baths plus 1-3/4, it's located in an upscale community w/higher end duplexes and Townhouse on that side of the street.

Ok, Haven’t posted in a while. I have been pretty busy. Trying to find more time to post here to my DG Family. Seems like I always have deals that have many twist and turns. This one is one of my probate deals.

HELP: 100K Spread, how do I structure?

So my father has a client who's is filing BK in Los Angeles, however they have a 4 bed 2 bath home and owe 192k to first lender and 110k to the second= 302k total owed. Comps show that the market value of the property is around 400k. Now, the property was going to go up for auction as short sale in a week or so but my father has postponed it to early November.

Indiana probate package deal?

How would you handle a project like this?
We have been working in Indiana for a while now and have been approached by a probate attorney with a 7 parcel package (6 Single Family homes and one lot on a golf course). The numbers look great to me.

The attorney/court wants to sell as a package for $264,000, the conservative ARV is 496,488. All the homes can be rent ready for under $12,000 total and one is nearly a complete rebuild with in the last 6 months.

I was looking for additional exit strategies?

These were the options I am currently looking at:
My current investors in the area are one at a time buyers and I don’t have enough investors right now (marketing for more now).
