Wholesaling MLS Properties
October 25th, 2013 | posted by yadabnnsHello all. I'm looking to wholesale properties on the MLS and was wondering how I'd go about getting my buyer(s) to view the property... I'm kind of up to speed with how the numbers will work-just a little skeptical of coastal funding & insiders cash, but that's for another time. Also, as far as my end buyer seeing the property, how would I be absolutely positive that they wouldn't go around me and put in a higher than what I'd offer with my REA if it's a good deal? Buying a HUD Property in South Philly (Pennsport)
October 21st, 2013 | posted by narmondHello, everyone. So, I've gotten my offer accepted on a HUD home in South Philly. The address is 149 Pierce Street, 19148. I've gotten a comparative market analysis done by a Realtor that puts the retail value at $264,000. Based on my independent research, I gathered the retail value to be $250,000 if we had a half bathroom and complete the renovation with a few high end finishes, but my conservative retail value before I placed my bid is $240,000. This home is a 2/1 with a full basement. Philly folks, please contact me with your feedback. Oh yeah, the house is in move-in condition - completely solid with few cosmetic issues. Our renovation costs are around the $40K-$45K mark to sell for $240,000. I'm getting this one for $120,000.
MLS criteria search

I had my realtor to start looking for properties and she only found 2 with The search criteria ( as is, vacant, and price reduction ) so i told her to check a new area and she has came back and told me that it is hard to find properties with that criteria. Does this mean that I am in a bad area and should move on to another one or is this normal results ?

October 16th, 2013 | posted by SteveMarshallHi everyone. I'm currently attempting the 25 to 1 with an agent, but there are a few things I'm confused about and hopefully someone can help. She has sent me some listings and I want to begin making offers. I know how to figure the offer price of a deal based on comps and the rest, but that involves subtracting the repair costs. I don't know how to determine the repair cost. Do I just put out offers of 50 percent? All of the listings I would do this on are as is, vacant, and had price reductions. I'm sure you don't walk through every house you're going to make an offer on before making the offer, but how to you figure the repair costs without doing so before making an initial offer?

we purchased it for 35K & was planning on doing a model
on the property - roof, appliances, paint, carpet, etc.
Spending about 12K & then selling it for 65K to 70K.
Got the idea to put in the paper at 48K, & sold it in 1 day for 44.5K. It's an "AS IS" Cash Sale without inspections!
$ 9500 profit! Not bad for 1 day! On to the next!
