Finding Foreclosure Auctions In Your Area

I wanted to share with you a few ways that I locate both private and public foreclosure auctions all over the country. I firmly believe that attending foreclosure auctions is a very effective way of "bumping into" bonified cash buyers. There are two types of auctions.

Public Auctions
Public Auctions are held usually at the county courthouse. Simply call the county courthouse and ask to speak to whoever is in charge of the "Property Foreclosure Aucitons" NOT Tax Lien Auctions. Public auctions will be placed in public view either on a bulletin board, or in the legal section of local newspapers. Plan to attend as many of these as you can.

Private Auctions

Can I wholesale if the seller has an agent?

I apologize if this question seems a bit foolish, but I would appreciate any answers.

Is it possible/legal to wholesale a property whose seller has a real estate agent?

For example, can I approach an RE agent that's representing a certain seller/property with my offer and wholesale option, resulting in me assigning the property to another buyer should the seller accept?

I don't think it is, but I'd rather make sure. Thank you for your help!

A recent search and contact has show me that sites like REIclub.com and others are extremely outdated to the point where not one of my contacts yielded no positive results.

So my question is (before I run out the door) does anyone have a lump sum of legit reo club and lender contact info we can compile into one sticky thread. I know there's one up there but its so elongated I figured a new one was in order.

I have been trying to start up. I obtained my LLC, bough various programs & books and completed my website and created a buyers' list & have same day funding available. However, all this money I have put I have yet to control a property or sell a house.

I'm thinking of just letting go of this REO Investment career and seek a p/t job to recover from the money lost and get back on track.

A Useful Tool for Investors and Wholesalers in NJ

It's free if you choose the "Free Lunch" option. If you put in your email, it gives you a list of pre-foreclosures in one New Jersey county of your choice for free. I don't think it shows every foreclosure in the county, but it does give you every piece of information you could possibly want about the properties shown.

If you want more than one county, just put in a few different email address. Smiling

Deal #3 with Partner........AT A DISTANCE!

Hello everyone...closing deal #2 this week on an assignment of contract. My partner and I just locked up deal #3. A beautiful four bedroom 2.5 bath on a land contract. We even got the owner to give us the refridgerator, stove, washer and dryer! We should be closing thursday on deal #2, and deal #3 is in the works. We will place a tenant buyer in the four bedroom since it needs no work. I'm in California and she is in Indiana. I want to give the beginer's a bit of encouragement that deals can be done no matter where you are! If you can't do a deal in your town, partner up with someone in another market. I'ts also good to have a good mentor to keep your motivation during the tough times. I do deals wherever I can find one...(all over the U.S.)lol. Smiling I'll keep you all posted.
