My realtor is gone for the holidays, so I have to put I now I have to start putting in offers on my own. This might be a stupid question, but how do I get in contact with the listing agent? I have several properties I want to make offers on, but I don't know how to get in contact with the seller or his/her agent.
I'm new to wholesaling and I'm trying to get off the ground but a lot of places were I ask about house usually as whether or not I'm working with a real estate agent of some sort. Is it necessary to have one?
I looked at a beautiful home today. It is a short sale. This home was in our 1999 Parade of Homes. Subdivision is all new homes with many executive homes.
Assessments are $445k and the bank will agree to $259K. The home is really nice, set up downstairs for the movie room with tons of equipment and a projector and speakers. Security system with cameras and alarms.
They said it will go into foreclosure at the end of this month and go to auction. There were a lot of prospectors there today.
But my agent and I were talking about putting in the offer, and he said that the bank will ask for the last years bank statements. If I have a proof of funds why do they need that.
I have an offer on a short sale with my end buyers in place. My agent was told that the mortgage company is making me sign a "flip affidavit." It says that I must hold title or at least 90 days. This isn't the first time I have heard of this but my question is how have some of you got around this. The contract is assignable. Since it is assignable, can I still get around the affidavit?
I know I can sale my LLC that I wrote the contract in. I could also pull hard money, any other ideas???

We will be probably attending our first DG workshop in December, and we've not read any of DG's books yet, but we've got a sticky situation that we hope we might be able to fix.
Our son was injured on the job several months ago and has not been able to work. Due to legal complications of getting workman's comp, he hasn't been able to make his house payments, and it has progressed far enough that the foreclosure auction is scheduled for Dec 6th. Up to this point we've believed ourselves helpless to do anything, but perhaps all is not lost.

The sellers had an alleged cash buyer who tied it up for $360k, yet he couldn't get the funds in, and so his deal is falling through today. Therefore, I have one day to flip this. How do I do this????
