Recently I called a rental and the property turned out to be a trust. Her husband passed about five years ago and she wants to sell. The property appraises at $120k, the comps are around $120k, The property was purchased in 2004 for $100k and she says they paid the mortgage down to $70k. She is asking for $135k, and I should talk to the property manager for the sale. The property manager is asking for a background check and credit check to purchase the property?

Buying HUD properties

Has anyone been to: HUD.GOV/HUDHomes.com??? I know that only an agent that gets an NAID registration number can bid for you. My question to anyone that has done that is...The price listed is the starting bid? I looked at this site today and their are some great deals right in my area. If anyone has experience please let me know.

Fraudelent Foreclosures - An article we all need to read

I don't post here much but I'm on here learning almost every day. I am posting a link to an article that I think we all need to read. The article is about an investigative reporter in Las Vegas doing a story on the rampant foreclosure fraud in the area only to discover the he himself is a victim. The question is who actually owns these houses, how do you untangle the mess and how do we as investors protect ourselves.

I know better! I have not spent the past couple of years studying to finally pull the trigger this year, to then freeze up. We are on our second flip and right now should be closing on the third but I am an idiot. If the numbers make sense, find a way to make it happen!

Can an Affidavit Transfer Title to the New Buyer?

Need help with this one! Seller owns home that deceased mother left him. He has an affidavit to transfer the title from Her name to the new Buyer's name. Can this be done without pitfalls /complications? Help DG Family!!

Has anyone tried this? i tried myself but i couldn't get the list of REO'S due to it wants to send them to a local area agent to hand to me...but that was no problem...the problem was ...WHO IS THE AGENT THEY MAIL THEM TO HERE IN MARIETTA OHIO? AND WHY HAVE I NOT GOT A CALL IN FROM ONE TELLING ME WHERE TO PICK IT UP?
