I am on a role today, but need help for this duplex too. It is an abandon duplex and the owner lives out of state in NJ and says he is thinking of 20,000 but negotiable, will work with me. It is a handyman special in Arkansas. Some foundation problems and new roof needed. little over 1000 sq ft for each unit which are up and down. 2 bd/1 bath paid in full and current. Valued at 79,200 on zillow and 102,070 on totalview. My big question is he is planning on listing it, but saw my sign. Is in town for today and tomorrow and wants me to come by and look at it. Shall I get my real estate agent involved as I feel like I am out of my league. Thanks, Tammy
I have a FSBO and he is highly motivated to sell. He has a small 920 sq ft home with carport. Says he just want to be done with renting it out. He is also moving out of state. Has had same tenants for last two years. He has remodeled and I have two zillow estimates, one 44,800 and 99,700. Totalview was 91,084. He just wants the payoff amount of 57,000. What do I do now? Where to get the true comps without a realtor? Thanks, Tammy
I have been making offers for about two months now.My offers are between 30-60% of FMV depending on repairs needed etc.During this time I have only had one accepted and that fell through.I feel like my agent doesn't really like putting in these low offers anymore either because they are all rejected.What should I do?
So Basically what happen was I was talking on the phone the other day with real estate agents and realtors (following Dean's new 30 day fast cash book)and one of my coworkers over heard the conversation thinking I was an agent myself. So I told him I am a REI and that find better deals than most agents. Then it clicked in his head --> "Why don't I buy from this guy, maybe he can find me the best deal for my family". He told me he has 50k for any expenses needed and is pre-qualified from 3 banks so far. What strategy should I use here to make money , but most importantly find this family an awesome?

Ok I want to do Deals but Most agents ask for earnest Cash which I don't Have & No one will Loan me anything due to my Bad Credit so Getting A Loan Is out of Options for now .
I need to Know How do I go by getting Earnest Cash For Properties I want to Lock up & be able To move a head in the Real Estate Game .
I'm asking this Because I'm trying to Figure out Ways To Put down Cash & remember How to Go back & get The Cash to Close the Deal's .
What options Or Sources Can I go out & Find To Use .
I'm signing up soon for the DG Academy. Does anyone know about Transactional Funding? Have you any input on using Cameron Dunlap program or Ameraco to use with Dean's methods. Does DG Academy also offer Transactional Funding as well?

You know how short sales are never "short"? This one was no exception. I put an offer on this townhouse over a year ago for $110k. With other offers around $130k, $125k, the bank didn't do a thing. So it has been sitting empty for about a year and the house was going to foreclose. I heard about it and contacted the listing agent that I worked with before. She told me the bank had forgotten about this house and were ready to move. I renewed my offer of $110k cash and within a week obtained approval from the bank. We closed the following week.
