My partner and I just got our first payment on our first deal!!! We bought a home on contract for deed that was about 90% rehabbed. All it needed was a little paint (which we got for free at the local recycling plant!), carpet in the basement, and a closet framed out. So our total rehab cost was about $1,000.
Parameters of the deal: $80,000 purchase price, $3500 down payment, 7% interest (so payments are $509/month), 5 year term.
We then did a lease option to a buyer: $120,000 purchase price, $5000 down payment, $1300/month ($300 credit), 2 year term.
So we made an extra $1,500 on the down payment, $700 cash flow per month after taxes and positive $40,000 on the purchase price!!
We are super excited about this one and can't wait to do more!

Thanks for the kind words! We actually found this one on MLS of all places! It's on the North side of the city in Minneapolis which is known as a bad part of town, but I know the neighborhoods very well and this particular neighborhood on the North Side is actually a very nice area and has good demand for people who know.
This property had been on the market for awhile, like 90-100 days, and they were listing it as a 3 bedroom. Well when you actually went to the house, the "3rd bedroom" was actually an unfinished basement. So that was definitely the reason that people were not jumping on it. Knowing we had to put such minimal work in it to fix it up we jumped all over it and here we are already cashflowing!

Great job. I use the free paint from our city all the time. I paint fences, prime walls and paint the whole outside of the house if I have enough. Way to save dude.

Great job on purchasing using seller financing and creating a lease with the option to purchase, especially with the spreads that you were able to make! Great negotiating! This is a very effective way to invest in real estate without much money down and make a good return. Keep up the good work!!! This is a great example of how to use contracts for deeds, land contracts, lease options and straight seller financing to create deals with little money down and nice returns.
