I am always interested in different marketing ideas. I have heard about these yellow letters but have been busy doing other things. So just this week I thought I would send one to a owner of a property that has been for sale for about 2 years. Yes, I just sent 1 letter. I got a call-wow 100% return rate Smiling Anyway I got to talk with the owner and may be able to work out a deal. I think I will send more yellow letters. Has anybody been using these with success . What are others sending to expired listings?
I would like to hear from you all.

the yellow letters for the first time. Bought a list of absentee owners. I've heard the letters get good results. Will send out a batch of 100 letters on Friday, and wait for the phone to ring.

I have learned from local RE investors here that they work pretty good. I also read around the DG website about good results from it. Common advise was to make sure that you "handwrite" the addressee's name so it get's a better chance of getting opened as it looks more personalized. Smiling

So you basically find FSBO properties and send them letters? or are these your CASH buyers you send the yellow letters to?

I have my CASH buyers list. Should I send the more personal yellow letter with red hand writing, or the more official white printed version?


Yellow Letters

Yellow letters are usually used for sellers. The beauty of them is that they look like they are coming from a "regular" person and not someone who does this professionally. That is why you often get better response. They are very good to use when you find an empty house or to send to absentee owners (which I guess is the same as an empty house. LOL!).

I think a more professional style would work better for cash buyers. Unlike the other approach, they prefer working with someone who is more seasoned.

Yellow letters are generally used on vacant properties and expired listings.

The tools:
- Yellow legal pad
- red ball-point type pen
- invitation envelopes

The Technique:
search on youtube for:
yellow letter

and watch the first few results to get the main idea.

Yes, there is someone else using them

To good effect. InvestDesMoines uses about twenty of them at a time and thats where he got his first couple of deals I think.

Mailing campaigns

I have an active mailing campaign that sends out 50 to 75 letters a week. Going to expired listings, probates and pre foreclosure leads. This is the LEAST effective marketing strategy we use! When we can find a phone number we always try and call first. WAAYYY more effective way to connect with sellers. We often hear from our sellers how they have been bombarded with yellow letters and postcards. EVERYONE does this. However few investors take the time (and step out of their comfort zone) to call and actually talk to them. NO, we don't call and say we pay cash for your house, how many bedrooms, how many baths. script stuff!!

We use every marketing idea we can come up with so I am not against mailers, just don't expect a lot of DEALS to come from them. There are much better ways but they require a little more effort.

for the help for everybody. In a meanwhile I checked back in the book, and on the net too, so I understand now. I am printing out my official (professional looking) white letters for the list of my potential buyers right now.
Because I didn't find RA yet, I used the www.findcompsnow.com and screened my whole town.
I will save my yellow pads and red ink with my hand writting for my list of seller(which I will start to work on soon)


Just a thought

I haven't tried this yet, but I don't see why it wouldn't work and save a lot of time.

Hand write your first letter in red ink on a white pad.
Buy a ream of yellow paper for your printer.
Push your print in "color" button on your printer so that the red ink color and blue lines will print on your yellow paper...
VOILA! Hand written! But you only had to write it once!
It should look original.

I have a few letters to send out this week, I'm wondering if any of you put your business cards in with the letter, or would that be a risk in making things look less"personal" just want some thoughts and experiences with it.
