Ok, we are finally on our way. My husband has been to the training sessions over the past few months but, we are only getting started now. Fear! It sucks! But, we have been given a shot in the A$$ this week by Randy and we are raring to go. I also have to thank Dean for helping us with ideas during the Inner Circle meeting a few weeks ago in Arizona. My husband was awed by him.
Now, our story, in 2006 my husband got into a car accident while working that broke his back. He was on and off disability for a while until they finally figured out he had a broken back. A few surgery's later and some rehab and he was back to work just in time for his company to let him go. They said they were eliminating his position. Right! So, he has been on unemployment since. We have been searching and trying new careers for him since he was laid off.
Then we received in the mail an invitation to go to a local hotel to hear a seminar on real estate investment. We were skeptical but, we went. It sounded great so we signed my husband up to go to a 3 day class. He was hooked! I am very happy that he found something he can be great at.
But, fear has kept us making excuses to get started all these months. Well, now it is gone. We are currently working on 2 deals and are hoping to nail them both.
It's time to get moving making money, paying off alot of debts and getting me out of a job I no longer like.
Our goal is to be debt free, worry free and in new exciting careers by the end of 2012. This blog is going to hold us accountable!!!

It's all in the location, presentation, & numbers. What do they look like, and is this house in or near a war zone? What's the neighborhood looking like? There's no real flat fee, but you shouldn't shortchange yourself either. What are you doing for marketing?
My husband and I are fairly new to the REI...However we have locked up a
contract...and today being day 11 of it a little shaky...End buyer changed his mind on the location...Any how I was reading some of the blogs and was wondering what a normal or flat fee was for an assignment of contract..Any info would be appreciated.

Ok, so far this week I have a list of 33 cash buyers to send a letter too. I have to handwrite them today and get them in the mail. Come on money!!! I have around 50 more to investigate and those letters will go out next week. I do have a question about this though. I have to handwrite them, right? Also, some of the buyers were business's. I don't have a name to put on the letter. Should I have Allen call them instead and talk to them in person? It would be nice to have a partner.
I also have around 100 listings to go thru that Matt told us the criteria for. I see quite a few that we can try to go after. I guess I'm just scared of putting a bid in when we don't have a buyer. I know there is an exit clause strategy but, I am still worried about it. We want to try and put at least 1 bid in this week. Next week we'll get to the other 24. LOL
I also figured out how to forward our Magicjack to our cell. So, tonight I am going to start making up new signs for Allen to put out. 2 bed/2 bath owner desparate. We'll knock the ugly right out of them! No, I won't put that last line.
Jeez, when I write this down it doesn't seem like a whole lot but, I haven't done any work this week. I'm going to get fired from my job soon.

I have a tip for you on finding a name on the business. I go to google and type in " state name" secretary of state. There you should be able to find the name of the business where they registered. I look up there documents if there online and write down both the agent name and the organizer. If there is any other info I write that down too. Thats who I address and send the letter too. I also look up phone numbers if I can find one for them. Always make calls first before sending a letter:) This was actually the way I found one of my most active buyers:)

Ok, today Allen is going to see 2 properties in a town not to far from us. On paper they seem like good deals. I just hope when he sees them there isn't something horribly wrong with them. We do know that one of the properties has mold. He is going to see another 1 tomorrow morning. This is a big fixer upper and we know it needs a septic. We also have a realtor up north who was supposed to go view another one for us, take pics and send them to me. So, with luck we will have 4 bids going in soon.
I also have my cash buyer letters ready to go but, I was thinking this morning of waiting to send them out yet. I thought if at least 1 of our bids get's accepted maybe I could put a WOW flyer in with the letter explaining what a great deal we have. Maybe that will get at least one of them to call us and be our first buyer. Yeah!

We just submitted an offer on a fixer upper. Hopefully today is our lucky day! At least this time we didn't take a month and a half trying to make our decision. We're getting quicker! Yeah!

Well, we put that offer in. We offered $63,000. My realtor gave me a hard time about it. I was pretty annoyed but, she did it eventually. She called yesterday and said that they received an offer of $113,000 a while ago and turned it down. So, I'm a little depressed because I doubt they are going to accept our offer. But, I'm back on the wagon and putting in 3 more offers today for 3 other fixer uppers. We are also going to start looking for more realtors. The realtor we have now is fighting me on everything. She doesn't understand what we are doing and I can't repeat repeat repeat it all the time.
We are also going to call back on an FSBO and see if we can get in to see the inside of the house. We're hoping he will do either owner financing or lease to own with us. I'm sure we'll be on the phone with the hotline a million times this week.
I am off from my regular job this week and really hoping to get alot done for our business. I gotta get out of programming before my little one goes to Kindergarten. So, I have 2 years to replace my salary. Ugh!

i think finding another realtor is a great idea. a realtor's job is to submit the offers, not fight you on it. don't think you can't resubmit that offer as often as you want until the bank sells it to someone else, tells you to quit offering or sells it to you. you don't have to change your offer, you can lower or increase it; it's all up to you. most realtors unfortunately are only concerned about their commission and if they don't like the offer, they will buck it all the way. that's my opinion as an investor/realtor. don't be depressed - be determined! you will make it.

Ok, People, we have 4 cash buyers now!!!! We are very excited! We went from no buyers and getting a contract accepted to..... 4 buyers...... and no assignment yet. Looks like none of these buyers want the house we have under contract. That's ok though. We'll see if we can find something for these guys now.
We're finally on our way and that is all that counts!

See what happens when you take action and actually try and do a deal!! Keep it up, every deal or attempted deal is a great learning experience! Plus you meet REAL players in area.
Let me say something about realtors. If a realtor tells you it is a waste of time and the seller has already turned down a higher offer this CAN be invaluable information. If you know and trust your realtor, this is the kind of person you need to work with. Why waste your and their time on a property that will go for more than you can offer? Move on to the next one. I don't blame the realtor for not wanting to submit an offer that will not be accepted.

We got a bite! We are showing the house we have under contract to a buyer tomorrow morning. Keeping fingers crossed!
We also went to an REI club last night and it was great. Way better than the other one we went to. We met alot of people last night and found quite a few buyers. That list is getting longer every day!
We are also going to be putting, hopefully, 4 more offers in this week.

New update. Still no buyer for the house we have under contract. I think we're going to lose that deal. But, I put in 7 offers this past weekend and received 1 counter offer back. We countered back and are waiting to hear a reply. 4 are a no go. The people won't drop that low and 2 others are still in the wind. The 1 property in the wind is the one we are really hoping we get. If I figured it out right, we could walk away with a large sum of money. We are going to try and rehab it ourselves using a hard money lender. Both of us are having major anxiety about it. Something has got to come thru for us soon.
We also heard back from someone we met at the last REI meeting. He said and I quote right from his email:
"I would to see if we can get together to chat. You guys have some, excuse the expression, balls which most never have. You need'em to make dough in this business. I believe I can help you with coaching. "
We cracked up at that! Kind of made our weekend!
