Hi, my name is Bill Pohl, my company is TrustPoint Financial Group (TFC), hence the TFC Chonicles. I have decided to break my journal into Chapters as it might be an easier way to scroll through the latest posts.
As a short introduction, I've been involved with creative real estate techniques since 1981 and have been doing real estate full time since 2001. I've been through the best of times and the worst of times in the various real estate cycles.
I try to post interesting things to this blog (not the daily boring stuff) that occur to me and my firm. I hope you find it informative and always fee free to send me a PM if I can help you.

I am partial new in real estate and have a clear understanding about the business of investor from DEAN's book.
My question: I have Buyers which are people not investors. but I am working hard to generate Investors. I have a buyer who looking at a house that is listed by an RE Agent. How and what contract will I use to close this deal or agreement?
My Buyer will only pay 90k and which the house is listed for, how can place my fee in the agreement?
What makes me important then my buyer going right to the agent to buy this house?

Well, today I found out that I forgot to prepare all of my 1098 statements for those buyers that we have/had land contracts with for 2010. I absolutely do not know how we missed that, but we caught it in time (but only because one of the people called and wondered when they were getting a statement). So I spent all afternoon, doing final calculations and preparing the statements to go into the mail on Thursday. Tomorrow, I will check my work. Anyway, I just wanted to enter a post to show that we all make mistakes but most are recoverable.
Tomorrow I will also complete all of the 4th quarter payroll tax reports so I can get those in the mail by Friday. As you get bigger, there are additional layers of work you must do. Just be aware of that when you plan your growth.

4th quarter payroll taxes and 2010 year tax reports are completed and will be mailed tomorrow to the respective Federal, State and Local tax agencies. Multiple state tax reporting is never easy and/or fun. This is one advantage that I have since I once owned a multi-state public accounting firm and I use to do this for lots of clients at the same time. It's all about organization and a good accounting system. But when I do this stuff, it reminds me why I sold my practice.

I spoke today to someone who is an investor and a true real estate genius. This person has been in the business for only 2 years and is located in a small town in Ohio and is blowing the market away!
I read about her in a short story in a trade magazine and it had her phone number, so not being bashful, I called her up to find out if she could share her secret. I had to know how in the world was this relatively new investor in a small town in Ohio racking up a humongous 6 figure income?
Her answer was so simple that I just had to share this because you won't believe me. She said all she does is put 12 of her business cards in her purse each morning. She then dedicates her day to hand out every last one of them before she goes to sleep at night. She says that every person she hands her card to is a potential client (buyer, seller or investor) But here is the key: She then asks them for permission to add them to her email database. The people ones that say yes receive something in the mail from her once a month.
She believes 98% of our success is directly related to the number of people we meet every day. I asked her what type of people are you talking about. She said anywhere and anybody; the post office, the doctor's office, the dry cleaners, the gas station, even a person in line with her at the grocery store. She starts up a conversation with them while waiting in line; if nothing else, about the weather, a funny or outrageous headline, or something in common with them, or even something on one of the gossip magazines.
Most of us meet a lot of people a everyday and we just usually keep to ourselves. By doing so we miss out on all these opportunities.
What a fastastic simple strategy!!! So guess what? I have 15 (if 12 works, 15 will be better) business cards right here. After all, how many cards are sitting in our collective desk right now. They are just like mini-billboards.
Hand them out now so you won't have to throw them out when you wonder why you failed later.

even though these things seem so simple and obvious we do tend to overlook them...
something to add that I learned at a seminar is to use the back of your business card as well; the coach showed us how most bus cards look the same on the back-blank-so make yours stand out!

On the road today to acquire some property in SE Ohio for student housing for a local growing university. Trying to get things set for the 2011-2012 year. Also, trying to make a couple deals in South Carolina and Florida while I am on the road. Busy day.
