I signed up a few months ago to go to a Motivational Seminar. Mainly, I was curious to see some of the celebrity speakers in person. There was also a Real Estate Guru speaking. I had seen him 2 years ago and he gave the same speech word for word he gave 2 years ago. He even mentioned a man in the present tense and the man had passed away last year. Now, how on top of things is he? I was definitely motivated to appreciate Dean and the DG family even more. Thank you Dean for being the real deal.

Well, I had spoken to several Realtors and thought I had found a gem, but after a long conversation about my plans for real estate investing - the gem turned out to be gravel. I was honest about being a newbie and was shown properties in the worst condition in the worst area. The properties would be rehab money pits that I could never get my money back. I did find 2 other realtors that are very promising. I have also spoken to some real estate attorneys in the area, but haven't found one yet that does closings, which is an option I am looking for in an attorney. I am putting together materials to attract buyers to build my buyers list. Scouting sites for flyers, prices of ads and city ordinances regarding bandit signs. Which reminds me - I need to get back to work.

Get Out There and Survey some neighborhoods, do some Door Knocking, Place a few notes on doors, Ask a few Neighbors in areas you would like to invest. You Do Not just have to rely on any of your agents / realtors.

In your home page you said you have Matt's one-liners. Do you have them in a written form or did you just write them down when Matt was talking in the DVDs. We have the DVDs also and love them. I would like to know if the one-liners are posted some were here on this site.

Thanks for the tips on working the area. I find small town networking is amazing at WalMart on a Friday evening. You will see everyone you have ever met there. Also the weekly Taco Night at the local Pub & Grub between 6 & 8 pm. You find young people looking for a starter home and seniors looking to downsize. I am letting as many people as possible know who I am and what I do. Door knocking and leaving polite notes are new possibilities.

I just scribbled down notes from the DVD's. I plan to retype the notes, so I can read them. I don't think Matt's one liners are posted anywhere that I know of on the site. I'm going out of town but when I get back on Tuesday, I'll try and find the time to type those up and PM you a copy if you don't have the time to write them down.

1. Tearpads at the Laundromat, DryCleaners and Grocery Bulletin Boards
2. A few "authorized" posts at the local colleges, schools & universities.

I compared the DVD to the pamphlet of Successful Student Secrets that came with the SFL Edge 10 DVD's and workbook. All of Matt's one liners are in the pamphlet plus more. Just check out the pamphlet that came with the SFL kit. They have all of them typed up for us.

You always have such good ideas. I do have a junior college close by, but being small town school, they are very protective of their students. Since it is only a 2 year school for most students (they are associated with Western Illinois University on some course programs), they are looking for rentals instead of buying. If I could find a nice deal on a multi-unit, the school would be terrific. If the school approves the housing for their students, of course.
The laudromat, dry cleaners and grocery stores are good ideas. I also looked at a few resturants that have bulletin boards in their entrance ways. Do you think the flyers/tearpads should be in white of a color to draw attention? Please advise. I would appreciate your opinion.

I went to an event during the holiday weekend. Of course, there was the every present line to the ladies room. I stuck up a conversation with the lady in front of me in line. After a bit of chit chat about the long lines, etc, I found out her husband retired and they are moving to Colorado. They had already sold their Illinois house and bought a house in Colorado. I wanted to find out more about the sale and purchase, but she got into a stall. I tried to find her later, but no luck.
Some may think that was a failure to connect with a possible private money source or real estate contacts she had for the deals.
I consider it a major accomplishment! I spoke to a perfect stranger and successfully turned the conversation to real estate and that I was an investor. If she had not sold her home or purchased another one, I may have followed her into the stall (just kidding). You just never know when an opportunity will present itself.
This is getting to be more and more fun, instead of fear.

I took the last couple of days and watched the Edge 10 DVD's over again a couple of times. I pick up more things every time a watch them and the information becomes more clear.
A friend of mine had her house for sale for several months and then pulled it when it didn't sell. She wanted to know if I was interested. I told her I wasn't able to help her at this time, since I was so new to the business. (How do you tell a friend that the house she has loved for years is grossly overpriced. And I mean GROSSLY.) She would have considered it a major insult and that I was an idiot, if I offered her what the market dictated. People's feelings are more important, than showing how smart you are.

I had responded to some DG Family members regarding birddogging. I gave out my old email address (closed because of hacking) instead of the new address in error. I have notified the ones I inadvertantly misinformed. Just proves there is a reason for the term "proof-reading".
Listened to Dean's Call last night and enjoyed all the information from Dean and Matt. I'm formating the letters, so I can send them out like they suggested.
Did some driving for dollars today and have several properties to look up. My county doesn't have their information on the internet, so a trip to the Court House will be in order. I did find the correct office to check on the records for real estate. Probates look interesting. I also am working on the flyers for my area.
I'm a little bit in information overload. I just need to remember to take one bite at a time from the info elephant.
