OfflineI got this lead from a rent ad in a newspaper in miami and I have been building rapport and following up with the seller for the past 1 month and half.
He is a tired landlord and he has two properties to sell to me. I have 2 buyers already on my list and I plan on building my buyers list for this property during this time before I get this property under contract.
The tenant of one of the property is 3 month's behind her rental payments.
I told the seller not to let the tenants of these properties know his intention of selling.
I had plans of visiting the property which the tenant is behind her payments and I told the seller she should let the tenant know im a rehab man and I just wanted to inpect the inside. The seller forwarded the tenant phone number to me and I called her immediately and her i was authorized by the owner and i'm a rehab man coming to inspect the inside of the property. The tenant started talking about repairs she has done and i was like ok thats fine. I asked her of her availability so I can stop by to view the property and she goes like i will have to speak the landlord and she would get back to ne but she would be available on monday.
The seller lives in a different county far from the property. The tenant refused to sign a one year lease and now the seller had an oram month to month lease with her for $750 per month which is way below market rent which is $1700 - $2,000 (by rentometer)
Did I do the right thing by telling the seller to let the tenants know that im a rehab man and also not to let the tenants know he is selling?
How do I go about solving this problem?

Have the owner send you a key and advise tenant you will be entering the property at a certain time/date for inspection.

all you have to do is give the tenant a 24 hr notice to enter the property for an inspection that the landlord has given you authorization to do.
Make sure you go with a second person (witness), in case tenant later says that she is missing belongings after you went in

Mike and Val are correct follow their advice. I agree with your approach, best to be the rehab man so take photos and notes. Maybe even take a contractor or handyman ( call him a partner to the tenant) so you can get an estimate of repairs for you buyers and you may pick up some rehab tips from the contractor.

The landlord has already begun the process of eviction through the court system regardless of month to month payment....

I contacted the seller as soon as Mike advised me on what to do after posting this early this morning and I told the owner to mail the keys to my p o.box address and advise the tenants I that I will entering the property at a certain time/date. The seller just got back to me and was like the problem is that he has NO keys.
Can someone with experience tell me what to do at this point please?

The latest update is that the seller got back and said he doesnt have any key.
I'm not going to give up, i will still keep on pushing forward to seek for a solution to this problem.

Right now the seller doesn't have any of the keys. So I plan on calling the tenant before 6pm EST today and give her a 24 notice that I be coming 6:30pm tomorrow evening. That would be after I get off my training course for my new cab driver job at 5pm. So as soon as I get off work I will go to see this property asap . .

Get the owner to send you a letter authorizing you to get a locksmith to enter AND make keys. Be sure owners name and contact info is on letter. You can send owner a key also.
Consider having cops there to address tenant.
You must give 24 hour notice to tenant b4 entering, and take a witness as stated above.
What Owner does NOT have keys????

I am assuming that maybe the tenant changed the locks after moving in and that is why the owner has no keys??? It is very odd.

many times, the landlord will hand the keys to the tenants and forget to make and keep a copy for himself/herself, or just misplace his copy after time...
I would buy a new lock, tell tenant that the keys to the property were misplaced, so you're changing the lock for their security! That will be your excuse to enter the property
Take your handyman with you, they know how to open locks without the keys (trust me on that one!); once you change the lock, give one key to the tenant and keep the other one for yourself... if the deal doesn't work out, give it to the owner; he will appreciate that, and possibly remember it in the future for other deals...

I appreciate all the comments.I apologize for my slow response getting back to everyone in terms of how far I have gone with this property.
I have come to a conclusion that the seller is not motivated at all.
The reason I say so is because the tenants told me that the owner told them they shouldn't let me into the property. I had to let the seller deal with his problem himself instead of wasting my time on this property.
