The real estate angent told me that it is against the law to write to or call the name from the cash buer list. She said the law is made only for a few years. Does anyone know if this is true or not? Thank you for any help.

Sorry, I was asking about call or write to the people on the last 90 days cash buyer list in CA. Is it really illegal to call or write to them?

I'm in a city called Thousand Oaks in south CA. But I don't know do I need cash buyers or not yet. My feet just like stucked in the mud, very hasitate to put the first step.
then it is not ilegal to contact the cash buyer; the phone number is not listed on the list, but the address where the property taxes will be sent to will be; that's where you send your letters to...
If it's an investor, he/she will more than likely be happy to reply to your letters.
Keep in mind that many real estate agents are not investors, and they have a bunch of 'laws' to abide by, which do not apply to investors because we do not represent buyers and sellers. Also, many of the strategies that DG teaches us are unfamiliar territory for the agents, so they may be skeptical to use them...

Most of the time the agent is just relaying on information they have heard not researched. Ask them to provide the law that states that and they will not be able to.

Interesting. I have to use a somewhat time consuming process, but only every 60-90 days. Have had positive response when I get a response. Also, getting names varies a little bit county by county in our part of CA. The steps:
1. Ask your real estate agent for a CASH SALES list for the time period of interest, and location of interest. You will get a list of property addresses and sold dates and amounts. Look these up and you will know what properties each cash buyer is interested in and price range.
2. Go to both county assessor/tax collector's and county recorder/clerk's office to get APN# (some counties can get this on line) and owner name & address. You already know you are looking for buyers with address different from property purchased address.
3. Mail each your letter... inviting them to phone or e-mail you if interested. When they contact you ask if would like you to contact them when have properties of interest. That way you have their permission to contact.
Don't know the legal in's & out's of this, but works well with no problems so far. After all, you are offering an opportunity to folk who have asked you to contact them.
If anybody knows a shorter method of finding cash buyer names and addresses, I would appreciate hearing about that.
When a property is closed, its recorded by the county, right? So thats public information. I suppose you could just tell the agent that you are trying to find the "hot" areas in your town, and then go look up the names, addresses and contact them.
If the agent is giving you problems, it's probably in your best interest to find a new agent.
