Was curious if anyone has a good marketing letter/flyer to share that they send to the ones left in charge after a death...... Had a person contact me yesterday that was in this position so Im wondering whether I should reach out to them first...

Hi Just send them a letter and be kind and understanding and ask about the property, feel them out and find out if anything is still owed and see if they wish to sell, put your self in there shoes, its not an easy time for anyone in this type of situation and they like to get it taken care of as soon as possible most of the time, hope that helps, Jim ( you may have to talk to them more than once its a process if the court has anything to do with it)

Probate

If it's in probate make sure you are dealing with the administrator of the estate. This person should have a court document giving them the power to make the decisions.If not..find out who is, that's the person you should be dealing with.

I bought a probate

my agent heard from the seller, through a friend of a neighbor... anyway, when she spoke to the seller, she mentioned that I had bought the house next door and paid cash... seller asked agent to ask me if I would be interested, so after he accepted my offer, we just had to wait for the court to approve the sale of the property.

Hi, Darren~

Check bigger pockets dot com...there's a few threads there about probate letters, etc.
Some send a sympathy card then follow up with their letters 1, 2, and 3.
Most wait at least 6 months, allowing time for the family to be "ready" and then letting them know of their interest.
The property will need to clear the probate process through the probate attorney.

I Sold A Probate

I'm sure the laws vary from state to state.In my state if you are the administrator of the estate you have a document from the court giving you the power to make the decision.I did not have to wait for attorney or court approval.I'm sure the process may be different if there is no family or a attorney is appointed administrator.
