Call the LISTING AGENTS for REO's

I have been finding REO properties and then feeding them to my wife Cherise who then calls the listing agent. We just started doing this today and have had TREMENDOUS success with it. We have been finding that by going through our Realtor we have been getting alot of responses about how many "offers are on the property so don't bother if it isn't going to be full price" which was total crap since these properties have been on MLS for up to 175 days. We decided this would be a good route to take so we could get real truthful responses as to the details of the property because the LA would then get double commission on the sale. We ask for the LA then we tell them we are interested in a property, are cash buyers, have POF, do not ask for any special concessions and can close as soon as the Seller/Lender is ready.

We called ten LA's today for properties and here are the results.

We have 6 schedulings over next two days
3 are going to get back with us
1 is UC but it is expected to fall through

The best part is that 3 of the agents asked if they could show us other REO properties that they have and tell us of any other ones they pick up and we said DUH!
ABSOLUTELY!

Just got three more responses

We now have 8 showings and 2 U/C out of the 10. That is MUCH better odds than what I was getting with my Realtor. We had a list of 25 that got narrowed to 3 in about twenty minutes of him calling around. Funny thing is 4 of these are properties that he had thrown out due to the LA's telling him there were tons of offers on them all at full price =)

that's great!

I will try that again- I called a couple of LAs in my area, left a voicemail (they didn't pick up after several attempts!); but I guess it makes sense-of course they'd prefer to take the whole commission, especailly since the prices have dropped so much.

I would never leave

I would never leave voicemails, always try talking to a real person. Another hint, DO NOT CALL THEM DIRECTLY, always call the office and ask for the LA of 123 Anywhere st. You will get them everytime...
