What is the problem? Are you lacking motivation? Do you think it won't work? Have you done a deal yet? All I can say is just go back and watch all of deans video blogs and read his books. That's what always got me back on path.

I noticed you have alot of badges on this site so you must have been doing well at some point. YOULL GET IT BACK!

you got involved to begin with. For some it's to better their quality of life, or for their children, for retirement, for a family member, ect...

Remember the "REASON" you were motivated and I am sure that will pull you back on track.

re-evaluate and re-assess my motives that got me so ramped up in the first place. Yes, I do want to do this, but it just seems like I've become a bit lazy over the past few months and unmotivated. I think I'll go grab PFRERN and re-read it. I know that was a huge motivational boost for me in the beginning and may just be what I need to get me back going. I also need to start back watching the videos here as well as reading individual posts like I used to do. It's a fact, this site is a major morale booster....as long as one uses it like the tool that it is.

Just start taking action...

Take small steps at first if needed...

- drive through neighborhoods
- call for rent ads
- search craigslist
- go to open houses

Just start doing something to prime the pump!!!

Besides everything else,has DEAN ever let you down, are you going to let him down after he's out there buying up deals for you and others.

Max knows what the problem are, because he spilled it all out in his post. He mentioned: bit lazy, unmotivated, do not visit site and read the posts, too complacent, in a slump, not reading, unclear motives, not viewing the weekly blogs, keeps hanging up his tools. So far, Max has mentioned an array of negative attributes of why success is not coming his way. Now, that all this is on the table, the next step for him and him alone is to convert his negatives to positives and take action. Dean, his team and this site are showing him how to fish, all Max has to do is get into position and take action. The fish will not grab at the bate if the line is not in the water. I am no pro, but by hell, I am not going to roll over and die. I am a fighter and will continue fighting until I breathe my last breath. Max, remember we are here to support you, but you have to do the work. Now, when can we expect to hear you say, "I just made my first offer on a great deal" God Bless.

....Right! I do know the answers to what's keeping me down, so now I've just got to start shaking myself off and and doing what I used to do, because I was getting really good at doing what I was doing, when I was doing it.....AND I LOVED it! Time to put the fishing rods down and the r/c planes and like cbrindamore said, start riding through neighborhoods again. And yes James, I have been a big influence on those coming here wanting to learn about investing and needing good advice from one of many excellent investors here(not that I was an excellent investor advisor, but I was a good one(lol). I'm starting to get a tingly feeling here people. Feeling that flame starting to glow bright again, just by coming here and laying out my hurdles and pitfalls to the DG family and getting that little ummph that I need to help get me back in there. Max, I remembered in the past, how you encouraged me, especially when I was experiencing many challenges. What I did was listen to your advice and many more on this site. I know they really cared about me sincerely. Do you know how I knew? They told me exactly what to do in order to arrive at the best outcome. Everything did not work the way I wanted, but I decided to turn another page in my life and move forward. Life with not always be a bed of roses, but if we do not take risks and venture out, we will have no idea of what is outside there for us to achieve. I have learned a lot from Elix, he kicks you in the arse, and then gives you a hand to get you up. I am making him, MY MAM OF THE MONTH. You could do this Max, but you have to stay on this site and gain as much knowledge as you can and take action. All the Best and God Bless.

I see you are in PA, what area? I'm in Lancaster County. I'm still looking for my first deal and thought bird-dogging might be a good first step, or wholesaling. I've started advertising on Craigslist, but nothing yet. Any tips you could send would be greatly appreciated, or maybe we can partner on something. There are some good REO deals in my area.

i just saw your recent post today and it was like looking in the mirror.
i'd just talked about my slackness in my journal not 2 weeks ago.
it's good to get a kick in the butt every once in awhile.
i found that i wasn't spending more than a few minutes at a time here and that was my biggest issue.i had been working a great deal and was just plain slack when i'd get home.
the fact of the matter is YOU can change your future,as can we all.
i'm glad to see you getting back in the pilots' seat.
i don't know about you, but i need to start treating my real estate as a business instead of something i'd like to do.
i want to pass off a statement that was given to me on my journal by carol stinson....you guys might of heard of her, she said " just do it scared ".
we have to do more than just gather info.

Yes, I'm currently residing in Mifflin county now, I was residing in Cumberland county
up until about 5 months ago. I've been focusing more on the Cumberland county areas, more or less, but may consider the Lancaster county area soon. As far as partnering up with anyone, well I've done that on the not so distant past and had nothing but bad experiences with it. I think I'll wait until I've gotten my first deal under my belt and my .LLC started before I partner up with anyone else. I will mull it over though.

You're exactly right in saying that. popping in here for a minute, or two at the most get's us about as much know how as trying to sip a drink through ones ear(not gonna happen). It's amazing how when we think that we're the only ones with these lax tendencies and no one else can relate, that we find out there are LOTS of us here like that from time to time and we all, more or less, share the same experiences even though we're hundreds of miles apart and living in different environments. Pretty funny how life works(lol).
