No experience and a little nervous

Hi All,

I am 23 years old and I've always wanted to be a real estate investor, however until reading Dean's book, I thought I would need around $100,000 in the bank before I began. Now that I realize I can get started sooner, I want to begin investing. I have excellent credit but not much money in the bank. I live in San Francisco, which you can imagine is a expensive place to buy real estate, so I am looking at a few foreclosures across the Bay in Emeryville. So far, I have found a few for around $150,000. Is this too much for my first time? Would I even be able to get a loan for this? (I am about half way through the book so maybe I just haven't read far enough to answer these questions)


Determining Days on the market

I live in Orlando, FL and would like to find out if there is a way to determine how many days on the market a home took to sell without having to consult with a real estate agent. Any help would be greatly appreciated.

Anyways to answer your question seanwes82, yes those are both of the contracts needed to do a reassign. Also you might need to attach a 'Property Disclosure Notice' addendum to the 'Agreement To Purchase' contract, which describes the property's current condition. Not really sure if that's required or not but it's just a hunch. Anyways hope that helps. Smiling

Hey all..
Just wanted to say a thank you to everyone who has taken time to answer questions in the forums. (thanks, wrecklessKane for that answer above.) I think just about any question that could be asked has been asked in the forums somewhere or another. I know it takes awhile to look them up (Search function) and it is really helpful to be PART of the conversation, so it's great to have everyone participating in the forums. It's SO awesome all the newbies joining the DG family. NEVER feel like you are unimportant or being ignored! Lets all help each other. It's like a shot of adrenaline for everyone to see so many taking action and hearing of all the successes. Questions about the new book Profits now

Can anyone provide with a brief synopsis of the Dean's lastes book. I have no money, in debt, and currently work 60 plus hours. How can a purchase a preforeclosure with no money and noe credit, then find financing in this down economy with this new program. Is is almost like too good to be true.

Hi everyone, my name is Drake and I am absolutely new to Real Eastate investing. I have just finished reading "Be A Real Estate Millionaire" and "Profit From Real Estate Now". I also have purchased the Automated Foreclosure Finder. I am really excited about getting started but the problem is I'm only 17 years old and I'm a junior in high school. With me being so young I have no idea how to get started considering I dont have credit, an income, and I'm not old enough to buy anything in my name. Try the library. They always got the stuff you need. If the branch you try doesn't have it, they'll tell you which one does have it, they'll call that branch, and have 'em hold it for you. Try a used book store, or Craigslist. I'm sure someone on Craigslist will have a copy they could spare. Post an ad. The ad lasts for 30 days. Good luck.

Part of me is happy because of the thought of personal training (is that available?), but part of me is worried that Dean's finding all the best deals out here! quick question

in a foreclosure the owner has to miss at least three payment periods for the foreclosure process to start taking place. the lien holder tries to redeem the money that is owed on the property. that is the main reason of the process.
tax sales are when a person hasn't paid taxes on the property and the property has been taken away from the owner and it is being sold for the taxes owed on the property.
so my question is if a person hasn't paid taxes and his mortgage either, does he get both the foreclosure process and the tax lien?
if you as an investor were to buy a house where the owner didnt pay for either what would you have to pay to get the property? would you just pay the taxes owed on the property or would you have to pay what is owed on the mortgage also???

Trying to get things started. Please Help

I did the free website and finished the book and want to do the Academy but I cant do it right now for I have no money, I'm laid off. I looked up, ready to get a phone service set up but I am afraid I'm going to pay on something thats not taken off yet. I know I need to make a flyer and get my name out there but instead of phone, can they use my email for right now until I get things going finacially?
I also know I have to get out there and just do it, but I am looking and looking for the first deal to get my feet wet and I'm being cautious. If I tell someone I can find a buyer for thier house and lock up a contract to say sell in 30 days whatever the deal is, will I owe any money to anyone if I don't?
I know I have to do this success academy but I don't have 600 dollars to start and I want to make my deal to get it. I need to start this but there is always a question of money. I have an ad that i saw where they wanted to finance the buyer for thier house but they owe the bank 2790 until Dec and the buyer after that would continue to pay 2270 but they wanted a down payment as good faith the buyer would continue the morgage payments.
How would a deal like this happen? Its does not sound like a win-win situation to me cause the house does not look like its worth 2270 anyway even tho its a nice house. PLease Help!!!

trying to find script to find buyers to get started .

I have purchased the automated phone service and trying to find a script to use to get started. I know that there is some what of a script in his book . I would like to know if there is any other that I my chose from like the ones on foreclosure. I like the info, one finding your buyer first. Yes I am ready to record and put out flyers. Plus I have one house that I will contract a deed on so I need to find a script to send buyers to my automated service.


Self-Directed I.R.A. and Mortgages

Can anyone (with experience/knowledge) explain about/how to setting up a self directed i.r.a. that can hold real estate/mortgages and/or how to do it.

Specifically, can I take my i.r.a. cash out (via rollover into a self-directed i.r.a. (as described above)) and pay off my existing 7% mortgage and issue myself (or my adult son) (a mortgage at interest say @ 4% (any limit on how low the rate can be (I know that it has to be "at" interest before sending up red flags with the i.r.s.).

Can one sell oneself the home held in the i.r.a. for more than the amount presently owed on the existing mortgage (say less than (or equal to) a/the current appraised value) in such a way as to not create a taxable/penalty initiating event? (i.e.:loan proceeds vs. "profit")

I would appreciate any help I can receive in this regard.

I have heard previously, from a couple of sources, that real estate "can" be held in an i.r.a. as described above but every time I ask anyone "who does" this type of i.r.a.'s they act as if I am speaking Martian to them or something. I have been told that "only like six companies in the U.S. do them" and you have to have "appraisals done on all properties at least yearly" etc.
