Hey im new 2 this i have bought Deans book about a month ago i thought the book was ok it took me a week to finish it .But a problem im having is how do i start what do i do next i have no money or job and i really wanna get things done asap .Im not gonna lie though after i've been looking for Realtor to help me out they wouldn't help me cuz of me not having any income for myself. Im in need for some sort of motivation or push to get me going because i don't wanna make any mistakes and i wanna head towards the right direction. I am 22yrs old ill be turning 23 in a few days and i always wanted to be like a entrepreneur and ive been doing research and it make so much sense right now to get in to real estate that was the reason for me purchasing the book because i wanna make a change for my family but this setback of not having money or any job at all is making me feel bad. I really need some help i am looking forward to any suggestions on how to get something started to someone who have no money at all get started on making a deal for the first time.

I joined because this seems to be a perfect tool for what I am doing. I joined Find It and Fund it recently and they offer a great deal for the investor but they don't seem to offer much in regard to 'locating the pre-foreclosure', etc.
I am excited to get started. However there is one small problem. I was told that an email message would be sent to me confirming my order and that my credit card purchase had been approved. That was at 2 AM and it is not 8:30 AM and I have not received it. I called the toll free Customer Support number 866 510 8060 and got a recording about high call volume and was asked to leave my number on the recorder.
I certainl hope I get the email confirming my order. Is there anything else I can do in the meantime?

When I made the call to join, I was asked for a couple trial packages. One was AFFTrials.com and I can't recall the second. It was over $100.00. Right now, I am not understanding any of the AFFTrials stuff. It doesn't even look like a real webpage. I am confused. Did anyone else sign up for the extras when they ordered the books?
Hello. My husband and I are thinking about buying our fitst house ever. Our credit is not so good and do not have anything to put down. After our first buy for our family home, we would like to buy another asap as a rental property. We just orderd the books and know nothing about real estete at all. where do I start from here? While driving around searching for properties, I have seen a sign, (Rent to own, move in today) in the window of a house. I would assume the owner does not need cash; I have not called the phone number yet. So not sure if it is owned by an investor. It is a smaller house nicely kept, anyone have suggestions on how and if I should try to perhase this property , or do I need more info first,

Are you looking at the last page of the thread? I see your comments here. It does get a little confusing sometimes navigating the site, but you'll get the hang of it. promise.
The rent-to-own house sounds like a great possibility if you can get it for below market value or with some cash-flow. Talk to the owners and see what they have in mind. They may be someone who has been trying to sell and can't, thus ofering rent-to-own. This could be a very motivated seller, and may give you a great deal on the property along with an opportunity to own a great little cash-flow SFR. Good luck!

P.S. Do a little research before you talk to them so you already know what the FMV would be on the property. Gets recent comps and use the offer formula to know what a good deal would be when you talk to them.

The Property Diclosure Statement that you have for me to download and print only mentions lead paint but reading in the book states that the form covers anything that is wrong with the property. Am I looking in the right area or is there another section on the web site I dont know about. Please assist. Thank you.
Look on Craigslist to see if there are any "lease/option" or "rent-to-own" ads in your area. Look in both the housing available for rent and for sale ads. Call these people and you may be able to get into a house VERY easily. this is also a good way to pick up investment properties. You can also run an ad looking for tired landlords that may not have thought of this option for getting rid of their properties. Also call any FSBOs to find a seller willing to work creatively with you.

Hi everyone,
I am just getting started and have a few questions. I am in Michigan and don't know if this is the best place to try Deans system, but I am going to do my best and see what happens. I have found a REO that they are asking 16,000 for. I want to buy it and then either rent it out or resell it for a profit. The things that have me worried are the house was built in 1930 so I know the wireing and stuff is really old. The house is 4 bedrooms and 2 full bath. THe inside needs some work but that is no problem. I am wondering if I will have to change all the wireing and bring everything up to code before I can rent it or resell it? If you have any suggestions or answers I would love to hear them.

Congrats on getting started!!! Since you are just starting out, the best advice I could give is to follow Dean's new book to the letter. (Do you have "Profit From Real Estate Right Now"? Not trying to push a sale or anything.) From your post it seems to me like you are a very organized person and appreciate things in steps. This book coudn't have been better written for such a path. There are so many people on here right now who are making things happen within just a couple weeks of reading the book, it'a amazing! So start from there. I would say read it through once, then go back and start doing the action steps from the beginning (just like a recipe!). Good luck and please keep us posted on how it goes for you.

Thank you for responding Rina. Yes I have both books, Right Now and Real Estate Millionare. I have read it cover to cover and am starting to develope my script for the 24 hour message. I will take your advice and start with actions steps from the first chapter and so on. Again thanks for your reply. Hi, I do work as a CNA from 7 am to 3 pm and it is very difficult for me to stay up late and catch the infomercial, unless I am off, which won't be until tommorrow night (Wed. night). I really do want the tv deal, what can I do to get it, let me know!

Deborah, try typing in forsale by owner on your computer. There you will find a sight with homes fsbo. Also ride around and you will see signs in front of homes with fsbo. I see alot of them on Craigs list too.

I am new here. Hello everyone. I am in a very bad position financially due to a obscenly expensive divorce and job issues. Oh, forgot to throw in a bankruptcy in the past year! I need to make money and I need to make it NOW! But, if I understand the rules of the website, it is forbidden to ask someone to contact me outside the website - you see, I do NOT want to break the rules, but I would like to find someone to mentor me. Moving into New England has presented some amazing challenges. Having studied a little about real estate via other programs, I am somewhat dumbfounded at what I see here.
I had learned that Real Estate Agents were only allowed to purchase a couple, three properties per year. Thus the advantage to being an investor vs. real estate agent. In the Midwest (Ohio) and elsewhere, properties were generally built by a housing contractor, builder and sold via the banks. In Maine and New Hampshire; however, Homes are being built by Remax, Prudential, Century 21, ETC. Some have been on the market for over 6 months and even up to a year. Has anyone worked deals with the Real Estate Companies like is described in the book with an individual seller? No money down? Assignment?
Also, hoping to hear/ know IF deals are as available in the eastern USA, east of the Mississippi? Transactions able to be done in 10-14 days? In the Midwest it was generally 30 days IF everything had been done in advance of an agreed purchase price.
Area Foreclosures listed are dominantly, if not all bank owned. No information available on sq. ft., #beds, #baths for properties listed. NO preforeclosures available at all/ listed. Thoughts, suggestions there?

hi, my name is perry,i'm also just getting started, i'm not sure where to start? i mean i kinda understand what dean is saying in his book's, i have them both, love em. i guess i'm affraid of advertising, cards and signs to attract sellers saying i'm a real estate invester when i don't know exactly what i'm doing . i guess i fell like i'm lying to them and they will know i'm inexsperienced. or do i wait till i do a few deals before i worry about advertising? looking forward to any feedback, thanks guy's
