OfflineWell it it about time, my journal is now on the go. Maybe this will start the ball rolling. It has been a little over a month, I purchase DG's Millionaire book. I have joint the REI association, received a congratulation e-mail, but nothing more. I will research some clubs tonight in my area and attend as much meeting as possible. I feel stagnated and I am anxious and ready to make a break. The real estate market in New York is difficult to purchase property. There may be someone on this site who is willing to assist me in purchasing a piece of the Big Apple, (I guess that is why things here are so expensive ,it is too big). Maybe there is a real estate agent on this site who will be willing to help out a sistrine in need. I will appreciate any assistance out there.
I feel that when I decide to get this first property for the family, no one must be able to take it back under no type of foreclosure. My income is minimal, therefore I do not want a mortgage that will put a strain on myself and the family. I want to be able to pay the mortgage and have a good night's rest without worry. I am looking for some equity in the property that will ofset some debts, I already have. My children are attending college, have full schedules and unemployed. As a single parent this is difficult. I am observing the market in NY everyday for a gem of a deal. I know that I will accomplish what I has set out to do. I refuse to be a failure. Well, I just had to get all this out in the clear. Say what do you all think? Need some advice and help.

About two and a half weeks ago, my agent informed me that she received two offers for my house in Baltimore, MD and asked me what I wanted to do. I informed her that she has to submit the offers to the bank, since they will be responsible for making the decision to accept or reject as the case may be. Two days later I call the lender and they requested that I provide a financial statement and two recent pay stubs. The same was faxed and the original mailed to them. I followed up with another call today, inquiring why my agent was unable to discuss my loan agreement after I had already submitted an authorization letter. They informed me that the authorization should be either faxed or mailed. They were not accepting e-mail authorization. I will mail that out tomorrow. The customer service rep also informed me that they had all the other documents they wanted with the exception of the signed authorization. The process she said, will take 8 weeks, and at present they are reviewing my file. I am expecting an answer the next five weeks or sooner. I remain optimistic.

I spoke to my agent and informed her about what transpired in conversation with the bank. In the meantime any other offers will be faxed over from her end.

I have been reading the site continually with the intention of finding someone to partner with in the REI business. As Jeremy and Marc, I believe working as a team brings maximum success. While online, my concentration focused on posts from people more or less in the Tr-state area to evaluate who I will feel most comfortable working with. Yesterday, I PM Lubertha to see what she was doing at present toward her RE career. She was gracious enough to provide some information and also leaving me her phone number and said I could call her anytime. I said to myself this have to be it. I recorded what I would say to her several times in my mind. I finally mustered up enough courage and called today. We spoke for over an hour only to realize that we had so many things in common. She was very supportive to my concerns as I was of hers. Then she popped the big question, if I will like to partner with her. I was elated. We both laid out what our goals are and we decided to both design a plan of action relative to how we intend to achieve these goals. She suggested that we talk again in the next two days to evaluate our plan of action. I am excited and gratified for her giving me this opportunity. I will like to openly thank Lubertha for choosing me as her partner.

Thanks for your gracious remarks, I do appreciate. You see in 2005 I bought a house for my sister on my name and she walked out on the mortgage in August of this year, hence it is now on the market. I only did this because I love my family. I live in NY and traveling to Baltimore is hectic for me continually. I feel that putting this out will educate others (DG Family) to not only learn from their mistakes, but mine also. Good luck in your real estate investing.

Well today I did some creative marketing and I am looking for great results. I refuse to let anything keep me back. I will take the highways and the byways, the hills and the valleys to get to my destination. I also mailed out the authorization letter to the lenders. I must confess, that I have have been delinquent in assigning daily duties to push me one step ahead. The NYC market is tough, but I will be vigilant, since I have to purchase here. Making assignments for the day is important...As long as you stick with it...make a list of things to accomplish per day, and per week...
And check them off when you do them...It is still hard to stick with, so put the list somewhere where you will see it everyday...And keep it updated...That list will only take a little bit to do...And not hard...
It could mean the difference of getting something done TODAY rather than 2 days later or skipping it all together...

I spoke to an investor today and he wants to put in an offer on the property. He asked me what time-line I was looking at for closing and I responded, 14 days. I called my agent and gave her his information, she also informed me that another investor called her and is faxing over a contract to her today. I will keep you all informed. God Bless.

I am taking your advice. My assignments for today is to look up properties in my area, since I will be purchasing soon. I made a few calls this morning to Baltimore with good results. Well today (or should I say yesterday) of all days I had to take a rest. Since I started vacation last Monday, I have been going as my sons would say like an "energizer bunny." The body decided I need a nap and I was out for hours, guess I needed it. Continued my strategic marketing today for additional offers. It is not over until it is over. The news about Baltimore and the 2 new investors is really promising, I am happy that you have this development even with the other 2 offers in.

I have never given up hope of accomplishing my goal of selling that property. Sometimes things do not happen when we want them too, but when God says it is time, hence my unwavering faith. Like I always say, this too shall pass and will bring with it a brighter tomorrow. How are your investments going? Lubertha and I are pounding the pavement, but nothing has materialized as yet. We are go getter in this real estate arena. Of course with everything else, she keeps me on my toes. Thanks for your comments and suggestion on the 14 days countdown. Despite everything, there is a form of spirituality in all of us. We may say we do not believe in spirituality, but when you treat me with dignity, it tells a different story. This is the dawn of a new day for me. As the saying goes, "it's now or never." The move is on. Like you said, "when you believe, you have no fear." Lubertha and I have laid deadlines for ourselves.
