OfflineWell it it about time, my journal is now on the go. Maybe this will start the ball rolling. It has been a little over a month, I purchase DG's Millionaire book. I have joint the REI association, received a congratulation e-mail, but nothing more. I will research some clubs tonight in my area and attend as much meeting as possible. I feel stagnated and I am anxious and ready to make a break. The real estate market in New York is difficult to purchase property. There may be someone on this site who is willing to assist me in purchasing a piece of the Big Apple, (I guess that is why things here are so expensive ,it is too big). Maybe there is a real estate agent on this site who will be willing to help out a sistrine in need. I will appreciate any assistance out there.
I feel that when I decide to get this first property for the family, no one must be able to take it back under no type of foreclosure. My income is minimal, therefore I do not want a mortgage that will put a strain on myself and the family. I want to be able to pay the mortgage and have a good night's rest without worry. I am looking for some equity in the property that will ofset some debts, I already have. My children are attending college, have full schedules and unemployed. As a single parent this is difficult. I am observing the market in NY everyday for a gem of a deal. I know that I will accomplish what I has set out to do. I refuse to be a failure. Well, I just had to get all this out in the clear. Say what do you all think? Need some advice and help.

I'm a single mom too, so I'm with you sisterine... LOL! Have you considered a duplex or triplex? You can live there and have help with the mortgage payment from your rentals. That's what I did on my first property. It was a nice little 3/1 with a 2/1 rental that paid half of my mortgage. When the market changed I sold it and made $48,000!!! Not bad for buying something affordable for me and my three daughters, living in it and then selling it for a profit within a year huh? I had just started my REI training after I bought it so I didn't have ANY knowledge about REI at the time either.... Hey, if I can do it, ANYONE can.

My assignment tomorrow is to create a real estate agent's list with phone number. My intention is to find one who is willing to give me access to the MLS listing in my area. This is step #1 and climbing.

Well I took the day off today from my 9-5, had a little running around to do. Left home at 10:00 a.m. and was back home by 4:00 p.m. Had a bite to eat while on the DG talk line. Acquired great information. I have decided to have 4 real estate agents. I already have the information from two of them. I call a real estate broker today, based on a property I saw on FSBO.com, however, as we said location, location, location, not good. I asked him about an MLS Listing access. This info was not given to me but he provided the website to his mortgage company. He also took my e-mail address to send me pictures of properties he feels I will be interested in based on our conversation. He encouraged me to visit his web page and call if there are any properties that pique my interest. Another friend said he will introduce me to a real estate agent, he met today. I am hoping to speak to her tomorrow. Well see you all tomorrow.

You are definitely on the track to success! As far the mls listings go, any realtor you contact can take the parameters you want to search in - price, single family, duplex, area, etc. and pop it into their search system. You will then receive automated emails everyday of any new listings that fit your criteria. Everytime a new mls goes on the system sends it to me. I sometimes get 3-4 emails a day. This means they dont have to sit at their computer everyday looking, but you are always notified and when one catches your interest you can call them to take a look. Easy and efficient! Keep up the posts on your journey to success!

Today I spoke to the real estate agent who is responsible for selling the property I cosigned for my sister in Baltimore, Maryland. She said that no one had enquired about the property, and she is hoping that something happens quickly as do I. Financing for property in the area she said is difficult now. I just want to move on from here and avoid the mortgage every month which is killing me. I am looking forward for this to be behind me and to move on to bigger and better things for the future.

Work was work as usual. I got home at 8:45 after doing a few errands. I cannot wait for the end of the day to communicate with my DG family. Hi DG family. I do not know if I am getting a little anxious, but I have not had any interest as yet on the property. Could any one give me some ideas about my next move. The property is a one family duplex, and it is on the market for $108,000. The comps in the area is between $113,000 to $116,000. The mortgage remaining on the property is $70,000. Taking into consideration the two mortgages I just paid $1,700., water bills paid $300. loan of $2,300, Do you believe I have priced the property at a great value. I really need some expert opinion. I may have to cover November mortgage, but I do not want to pay for December. Advice please? Thanks and God Bless.

But not knowing anything about the area I would never speculate. It takes alot of market knowledge to know your town to make decisions about pricing, etc. You can only make sure that your realtor has carefully checked all comps, and of course make sure the property is spotless, uncluttered, clean paint - all the things that attract buyers. I sure wish you luck with this soon.

you said 'one family duplex'..thats a little confusing. Duplex means two units - did you mean two single family unit within the duplex?

Hi Laura,
The house is a one family. In New York, when the bedrooms are upstair, they describe the property as a duplex. Sorry, for not explaining. The property has three bedrooms upstairs and a full bathroom. Downstairs, you will find the living, dining and kitchen. There is also an unfinished basement that could accommodate two rooms. The reason why I decided to price $108,000 is to leave room for negotiation. I may have to lower the price, but I will watch and see what this week bring. The property has been on the market two weeks now with no interest from anyone. Today I call my agent and asked her to lower the price to $90,000, in the hope of acquiring a buyer. I know some thing will happen this week. I trust God is working hard with me on this one. I am looking forward to a call from my agent this week with some good news. Well, my work day was interesting to say the least. Left early to do some work related errands. I am still playing the waiting game on the sale of the property. I am confident it will happen, not in my time but in God's time. I am stilling investiquiring what is occuring on the site. I am learning new info every day from my DG family. With that attitude you can't go wrong. Patience will see you through the waiting, as hard as that is. By reminding yourself that it'll happen, but in God's time IS the key. For His plan is much greater than ANYTHING we could ever conceive! Keep us posted, the good news is just around the corner.

What kind of marketing is your realtor doing on the property? Could you give some additional expoosure/incentives? Where does she have it advertised? Is it on Craiglist and other free sites? I'm inclined to think you could do other marketing in addition to whatever she is doing, even though she would still get her fee. OR give suggestions as to what other methods might be used. Just to get it sold. ? Just a thought.

Definitely, any marketing you do is only beneficial to you. So put up signs, place ads on CL, backpage, yahoo, myspace, youtube. Get it sold. Contact we buy guys, do whatever you can too get it out there, that's key.

In reading all the information on credit cards and the information in Dean's Students' Report, now it was time to act. I called all my credit card companies, four to be exact to ask for a reduced interest rate. Discover was great as they have always been working with me, therefore I will continue with that credit card as my major card. Capital One is horrible, I am owing them a few dollars, will be paid off soon. Chase did not budge when I asked them, they will be off soon also. I feel as part of Dean's Team, we should have our own credit card company with lower interest rates and put all those evil companies out of business. This is just food for thought.

Well I had the opportunity of viewing Elena's footage of the group while they were snacking. I saw Anita, Rina and two other DG members. They seemed to be having a ball. Well could not post yesterday, my son was married to the computer all evening. Assignment for presentation today. Today, work was just work, what else could I say. Deciding to "Think a Little Different," and see where it takes me. I have examined other strategies and option to acquire maximum success. I just have to get started. Still doing a great job reducing CC debt, which is excellent.
