I can help you by buying the home in your price range then selling you the S Corporation with the property address for your down-payment. you get the deed thereby you dont need to get a loan just take over the payments and you can refi if needed. Need to sell? Sell the corporation for an X amount for the deed or land contract.FYI.. The only way you can flip an REO with the banks blessing is by selling the Corporation at closing, that just happens to have the property at hand attached to it. I am not a real estate attorney so please dont ask me legal questions. Well, right now my credit isn't so good and I've been at my employment about 5 months, since I recently moved. I am Medicare advantage sales rep and get a salary plus commissions. I want to take advantage of the tax credit before april and I have some money. I would like to get into real estate investing but I want to secure my own house first. Thanks so much!

Crazy to start!
Hi everybody. just wanted to say that I am dying to start a career in real estate investing. Like Dean says, i have that gut feeling in my stomach that this can work for me. I'm really tired of 9 to 5 jobs!! I feel like I'm a slave(the employer's) or like I'm in some sort of prison. I want to be in charge of my future. Have financial freedom. All I need is that first deal that will catapult me and I know that all kinds of doors will open after that. My wife just looks at me like
" stop dreaming" She believes in the old traditional 9 to 5 kind of thing. Which is ok for some people, but not for me.
I want something better for my family. I also have to get over the fear factor. I am an insurance agent so I do have experience in sales but real estate is totally new to me. I enjoy listening to the stories and reading Dean's books and I say to myself that I can do that. I really really really want to do this. Any words of advise? Thanks
