Hi everybody. just wanted to say that I am dying to start a career in real estate investing. Like Dean says, i have that gut feeling in my stomach that this can work for me. I'm really tired of 9 to 5 jobs!! I feel like I'm a slave(the employer's) or like I'm in some sort of prison. I want to be in charge of my future. Have financial freedom. All I need is that first deal that will catapult me and I know that all kinds of doors will open after that. My wife just looks at me like
" stop dreaming" She believes in the old traditional 9 to 5 kind of thing. Which is ok for some people, but not for me.
I want something better for my family. I also have to get over the fear factor. I am an insurance agent so I do have experience in sales but real estate is totally new to me. I enjoy listening to the stories and reading Dean's books and I say to myself that I can do that. I really really really want to do this. Any words of advise? Thanks

and get out there! You got to break out of that mode of fear man and start networking with other investors in your area. And putting in offers (do your research [due diligence] before hand, on the properties you put offers in on). Go to meetup.com and find a legitimate investment club in your area or nearby, who meets on a regular basis and has guest speakers and workshops to help you learn new things and to also keep you updated on changes happening in your market for before they happen.

Was an excellent idea, I immediately found an investor group and joined their ranks, they also had a meet up group for first time home buyers, and a local entrepreneurs group. Excellent idea and action to make this work so I can get myself out there and network! I refuse to be a couch potato!

The time is now to take action. As Dean has often stated each of us have our "WHY" for the reason we want to do this. When it becomes hard, or we are tired or others tell you that it won't work remember that "Why" and take action. You may want to put together an action plan for a week and review and update your prgress each day.
Track what you have completed and what you have yet to do. Use Dean's book as a real estate reference guide that should continue to generate ideas with your plan of action. Also, refer to the success stories in the book and on the DG website as a point of motivation. You can do this! Are you ready to take that first step towards financial freedom? Lets Go! If you've read Dean's Books - read them again and follow the steps. That's what's so great about his books is that after th chapter he gives you steps to do.
Do one thing everyday having to do with investing (even on weekends)- get a website, get an 800 number, meet with realtors, go to home improvement shows, pass out business cards, walk your neighborhood, read the paper - not just classifieds - look for articles on the area you want to invest in, keep a journal of where you've come and where you want to go, ect.
Most importantly view this site DAILY!
You're right....I guess my greatest fear is that I do all those things and not have it work for me. But I am going to take everybody's advice and get moving. I already spoke to two real estate agents today that I happened to meet. Gonna start my website and 800 number. Has the 800 number really worked for anybody else? i also have my eye on two properties that need a lot of work but have great potential. I drove to the properties and saw that they were in very good neighborhoods. They are both REO's and one owes about 53,000, (which i know i can get for much less), and the other one about 73,000. I'm off to work!

I also am crazy to start, but I need to take off my ce-ment shoes that are holding me down, and hop on the bus to the land of RE investors.
Are there any investors out there who are from Ct, I wonder how hard it will be to do this in Ct due to the higher values here (there are'nt many in the under $100,000 range even in this economy (certainly not around $30,000 to $60,000 that I know of. I'm dying to know how any Ct investors are doing here.

Unfortunately, I never took off ( and that was about two and half years ago)but i still want to do this. I did buy my first home(which i live in) and got a great deal. Was worth 220,000, and I got it for 92,000. 4 bedroom, 2 1/2 bathroom, two floor, two car garage. With this economy where should i begin? Are different strategies being used today that are not in Dean's books which i've read? Thanks guys

All homes need insurance. Contact your clients and ask if they know of anyone that might be selling or speak with fellow insurance agents.
You have lots of options to work with. If you really want to make this happen.
