Without Dean's products we would not be where we are today! Because of his educational products, books and this site we have over 3000 buyers,(of which 75 are active buyers:) multiple RE agents, title companies, contractors, attorneys, PMLs and HMLs on our team. Short Sales

We make all of our Short Sale offers through a realtor that is a short sale specialist. He supplies all the forms. An offer on a listed short sale is no different than any other offer.

If the house is abandoned your letter will usually come back to you. (no one is home!) Sometimes there is a forwarding address and the letter will be forwarded to the owners new address. It may be bank owned now. Check the county records and see if the owner has a different mailing address than the subject property.

I am new to this business, but I am learning and am about to get my "feet wet" so to speak. I was reading your posting that speaks of a deal that you made recently and how it worked. It seems like you have been doing this for a while and I love to learn from those that are currently working. So, if it's ok with you, I would love to network with you and possibly do assignments for you in the near future. I am from louisiana, but I plan on actually doing assignments in CO, WI, TX and LA (possibly FL). This is my goal for starters. Please let me know your thoughts on this.

Great to hear your success stories! I'm just starting out but have had a great return on my first short sale, closed within 30 days, sold it after 1 yr. exactly, for a 14% return! Yay!

Read this book, STUDY this book. Then read Dean's book Be a Real Estate Millionare. Read this book, STUDY this book. Then go back to 30 Days to Real Estate Cash and DO what it says step by step. Don't skip anything. Modify for what is working in your market and TAKE ACTION!!

Would love a little Pep Talk

I Michael, I am still in persuit of my first deal. I have a local investor who is reducing his inventory and has given me 4 properties to market for him @ $2,500 each. I am attempting to get needed info, rented, vacant and getting into the properties for pictures to get these deals out to the public. I would love any tips or suggestions you are willing to share. I really need to move at least one, as my mortgage is due Wednesday and I don't have it.
I look forward to any help you can provide.

When you say "get these deals out to the public" are you referring to your existing buyers list? As you stated you need to get info on these properties. You want to add deferred maintenance costs cap rate and ARVs to the list of info you provide your buyers.
I would put the properties under contract from the local investor if possible. Then assign these contracts to your buyers. If not possible, you want to be totally clear on how he plans to compensate you and how closing will take place.

Q: My father owns his house clear and Free, about a year ago he open up a reverse mortgage.He asked me about a six months ago if I would like to buy from him for $150,000. It's worth around $475,000.My mom and dad both live in this house, both ages are 76years old, in good health.I don't have the $150,000.But what I was thinking of doing, giving them $25,000, down and make their payment the Reverse Mortgage, is paying them.They will still live in this house till they pass. Has anyone done this before? Does anyone have any other Ideas? I live in California.
