Hi Y'all! My experience is that I have been making offers since May 2009; bought 2 wholesale deals from other investors who are also members of the Colo Assoc of Real Estate Investors. The Association is a terrifc source for contacts if you go to the meetings & meet the other members/investors.

Our first deal was a short sale, which I had no clue wold still be waiting to close!! The 2nd deal is a fix 'n flip, 3/1.5 - on a sort-of busy street. We partnered with an invesor who purch'd the property in his IRA, and we are putting up the rehab costs. should be on the market next week.

Also, I am learning more about short sales. If you have the patience and focus, they can be lucrative for us investors.

...also networking in your local real estate investors association, and of course with realtors...a lot of them work hard & deserve respect, the rest, well....yadda-yaddda...
