possible deal

the home i came across was a FIX-FIX-FIX IT UP CAUSE IT IS BEYOND DAMAGE. the family who rented the home before, had a problem, they were both suffering from a horde problem. now the landlord or the owner refuses to do anything for the property.
the house is a 4bd/2ba, 2 car garage and sits on 1 acre.
the mess they have in the house is alot of old records, books video tapes, cassett tapes clothes, electronics, office supplies, toys, and more. they also left two vehicles. a small sedan looking car and a van with some tras and stuff in there too. the seller said no one was interested because of the amount of the rehab or even the thought of cleaning it up. oh and you could hardly see the house because the weeds are like from a jungle and has not been mowed for three years.

I need Help with a Repair Crew In Miami

OK I am so close to my first Deal!!!

An out of estate investor contacted me to find him properties here in Miami, well I did not have any properties but I have other wholesalers that I have talked to and they are OK with me marketing their deals to my investors.

I added a couple thousand dollars to the price for a single family home and my buyer is very interested I just need to get him the repair estimates and he also wants me to suggest a repair crew, but since this is my first deal I do not know who to recommend, in my contact list I have a couple of contractors but I have never worked with them. What should I do???

Repairs cost estimator

Does anyone have experience with the program: "rsmeans.com's - Cost Works"? They advertise you can tell it where you are in the country and it will adjust the labor and material costs accordingly. I am wondering how accurate this is. If anyone has used it I'd like your opinion.

I am trying to find out from the seller if they have galvanized or copper plumbing and they state they don't know. Where can I let them know to look to determine this where they can see the pipes?

Does anyone know of one or more HML's that are quality lenders that provide hard money in GA? Also, how do you know when you have a legitimate HML?

What points should I expect to pay?

abandoned houses ! how do i find the owner ???

i found a cash buyer in my area an hes willing to working with me on a begginers level.

He told me hes looking for abandoned houses and i found one the I personally love but willing to pass on to him .
I have the address, maybe an owner
(first star LLC ) has anyone heard of that before???
so anyway .... im stuck! someone suggested the phone book ,but that wasnt much help ... im thinking maybe the courthouse might have some info, but any advice on getting more information on propetys like this would help . !
