i found a cash buyer in my area an hes willing to working with me on a begginers level.
He told me hes looking for abandoned houses and i found one the I personally love but willing to pass on to him .
I have the address, maybe an owner
(first star LLC ) has anyone heard of that before???
so anyway .... im stuck! someone suggested the phone book ,but that wasnt much help ... im thinking maybe the courthouse might have some info, but any advice on getting more information on propetys like this would help . !

You can google the business name and/or the company address to see what comes up. Many companies will advertise on websites, blogs, community websites, social networking websites, etc, so you can usually find them that way.
If you do not get a result for that you can try going to your state website, go to the business licenses division, and do a search with them to try to find out if the LLC is registered in your state. In my state, we can search online and gain access to the address, members, and phone numbers for a small fee.
If that does not work, you might try searching for them on spokeo.com.
Another option might be to search in the courthouse records to see if you can gain more information on other properties that they might have in their name or that were transfered from their name to another name. YOu might find a paper trail that might lead to the current owner.

would have the address of the person or corporation to send the tax bills to.
Call your local tax assesors office and tell them you want to find the owner to a property, give them the address and they will give you a name. then call your counties recording office and give them the name and they call pull up the records for the property.
At least this is how it works in my area.

One thing I have found that works many times is talk to the neighbors near the home. "Nosey Neighbors" always seem to know everything there is to know about vacant houses on their street including issues with the properties, why the home is vacant, and yes even potential forwarding information on the whereabouts of the owner. Just let the neighbors know that you are interested in purchasing the vacant property and you'll be surprised how much information that you can get. Nobody likes having vacant properties and eye sores on their street so they will many times do anything they can do to get that home occupied.

Another way you can find out about owners for vacant properties is by checking with either the:
- Assessors Office (County)
- Treasurer’s Office (County)
You are looking for where the Tax Bill is being sent. This will either be a person or a entity of some sort.
You can also search online at the following website:
- www.netronline.com to access your local courthouse information.
And lastly, you State / County may have their own website where you can extract this information. Make a call to your courthouse and ask them about the online resources that they have and this will help you a lot to get the information you are looking for.

The County's Assessor's Office is the first place I visit and see where the tax bill is sent. I stop off next at the Recorder's Office and pull an "abstract" on the property (showing the recorded history of the property). An abstract will show if there is a mortgage on the property or other liens. Then I will talk to the neighbors, check the website's (Google them) and I will also send a letter to the home hoping the United States Postal Service will forward it on to the owner. Good hunting.
