Homework is so important

Doing your homework on your deals is one of the most important things you can do in your area and property to make money on these deals. Especially for those who will be wholesaling deals to other investors. These investors are paying us for our expertise and research on the property as well as the area. We need to become the expert in the target areas that we will be working in. Take time to get to know the area, the demographics, the school districts, the crime rates, the average income of families in the area, the average sized homes, and the average price range of properties in the area. This will help you to make educated, and even more importantly, calculated offers giving our investors great deals and allowing us to make great money as well.

Mold Removal Estimates

I'm looking at a property that has a room in the basement with drop ceiling. The ceiling is completely covered with mold and bowed out. I didn't see any evidence of mold anywhere else in the house but I'm sure it could be there. I don't have a clue what it could cost to have a professional come in to remove the mold and therefore don't know what I could offer. I called mold specialists but they won't even give me a range. They want $75 to look at it and give me an estimate which I could deduct from the repair bill. I don't want to pay someone to do an estimate and then end up not making an offer because the repairs are too costly. Any advice or has anyone had mold removed? Do the prices range in the tens of thousands or just the thousands?

converting a hospital to an apartment complex

I'm looking at a property for sale that is a functioning hospital.
It was renovated less than 10 years ago.
It has 325,000 sq ft. and there's an additional 1.64 acres that comes with it.
Do you think,if i acquired this,that it would be best used as an apartment complex? Or should I consider converting it to a really huge house?
Other options include leaving it as a hospital.
Any thoughts or suggestions?

Does Anyone Use a Iinterior designer

Does anyone use a interior designer for there Fix And Flips & if so how much do they usually cost?

Covered Patio = Easy Cash

Many fix & flippers have certain things that they look for when they look at fixer upper properties that they see as an easy way to build alot of equity with little cost. Although I am a huge fan of garages and rarely see the logic in converting a garage into living space, I have personally doubled my profit on smaller properties in desirable areas simply by converting covered patios into livable space. For the siding, windows. doors, lumber, sheet rock, paint, carpet, etc you would need to fully convert a covered patio with a concrete floor to livable space was less than $20/ft^2 doing it myself and sold it for $100/ft^2 6 months later.

What Should I do?

I wish I had about $45k to invest to flip a house for $65k. I can get the house for $32k + $10k in repairs. ARV is around $75k. I just don't have any money or credit. I am waiting for my buyers to confirm their desire, but I would do it in heartbeat if I had the money. Do you think my small city bank would loan me money for a property like this with 60 - 90 terms?

Fuel Surcharge

Yesterday I called several plumbers and electricians to get an estimate on repairs for a flip. My question, is anybody starting to get charged for a fuel surcharge to do an estimate? The estimate is free but they won't come out unless I pay them $75 upfront for what they are saying is fuel surcharge. I called more than five plumbers and more than seven electricians and all of them had this fuel surcharge in place. Is anyone else running into this?
