Rehab Day 1 - The Dumpster Arrives

Closed on this home on January 12th and the seller moved out on January 22nd with our dumpster arriving 2 hours after he was gone. This 4/2.5/2 home is getting a complete overhaul. Everything from the 1980s is being replaced with a 2016 look. Mostly cosmetic but a few walls eliminated and the master bathroom enlarged.
Snow slowed us down a little this weekend but the 30 yd. dumpster is now 1/3 full. Moving it along as everything will be removed by the 31st as that is the dumpster pickup day scheduled.
I'll try to make updated on this large project but for now I have to return to do MORE work in the kitchen. What the hell were the builders thinking of??

Now I am no bragger about what I make for profit but I really want you all to think about the arena of new build construction for your real estate investing strategy . I am by no means saying this is easy or that anyone can do it but I have come to realize my construction background has helped me immensely after learning all of Deans strategies of investing. I thought to myself how can I use what I already know to propel me in the real estate investing world. I know some of you have a construction background or at least some experience in the construction field and this strategy of new build or managing new builds I believe is the area you could build mass of confidence to earn profits wildly !!

She didn't put up a fight at 25k we knew we probably offer to much but the numbers are to good. I really didn't check the comps but I knew of a same type house that sold for 35k a block away got rehabbed placed back on the market at 119k and got a full priced offer. So here's the goal we closed at $23,472.36 our rehab budget is 30k and we our going to list it at 110k. Our GC wants to be finish in 2 weeks but this schedule for 1 month.

Broken Foundations
November 21st, 2015 | posted by whittaker_22Foundation on a rental was cracked when I bought it, I should have paid attention. Walls are cracking at doorways, should have paid attention again. Now after owning for 7 years, the walls are coming away from the floor. There is a lot of rain where it is, and unstable ground. I have gotten estimates everywhere from $22,000 to might need need any repair at all. House was built in the 50's. Anyone know a bit about foundations?
wet basements
