Ok, what Im trying to do is find property for investors, and then ask for a finders fee. I need money to invest in my own property, so i decided to step outside my comfort zone, thanks to dean, and take a chance. I am working with an investor through an intermediary. His client is intersted in ($20MM and up for bulk REO tape. Specifically, the following:1B values 32 +3 max (nationwide, $50MM commercial/residential REO portfolio,CA sfr, NY sfr reo tapes. After researching, I now no what this is. I don't know what the "32 + 3" thingie is all about. What is this DG FAMILY?

AL,AR,IL,IN,KY,MI,MN,MS,NC,NE,NY,OH,PA,TN,TX

Deal or No Deal
July 17th, 2008 | posted by rodske88Got my first message from using Dean's Automated Foreclosure Finder (AFF). Sure, it was a great deal. Owed $170,000 with just under $15,000 to get the mortgage caught up. It's a 3/2 in a nice neighborhood in a suburb of OKC. Property's worth $250,000 -so- there's $80,000 instant equity.
I'm thinking, man, what a great first AFF deal! I'm gonna get it under contract, and look out. I'm gonna make some good money. Just fell in my lap!
..Long story short
The guy wanted a short-term loan to get him caught up on the mortgage. I guess he mistook the services that we offer. =)

Lease Option question?
July 14th, 2008 | posted by tennball81Im discussing a lease option on a duplex with a seller and he is willing to do a 1 year lease. He said he prob would rather have an up front premium vs a monthly premium for the option to buy?
Is he basically saying he would want 1 year of rent upfront?

I currently own a 1/2 duplex that when i bought it came with a washer and dryer. I wanted to take them out, but unfortunatly i dont live in the area and have to depend on my mom to help me out. well to make a long story short she refused to take the washer and dryer out and rented it out anyway... yeah i was ****ed. especially since im paying the water and sewage.

Thanks to Dean and Anita I have looked up a property in my town and now I will contact a Realtor friend to do the comps for me. This property is a rental property already and the add says both homes are currently rented and with each rented a positive cash flow is possible with a mimimum down. Any advice? The current price is $125,000 It is a 1200sqft 3bed, 2 bath with guest house 690sqft.

The property is under assignment 3/1 1120 sq. ft. sitting on 1.1 acres and asking 104k including assignment fee and able to split the property for more than one home. Has city utilities on a gravel/dirt road,I'm thinking will have to upgrade curb appeal such as building a road, curb, and side walk to increase the property value.
