Walking away in leiu of a forclosure

Why would anyone just walk away from their home? They are still going to get forclosed on and they will still get the credit hit. Why wouldn't they just try and sell it so they can save their credit!?!?!?

Me being an investor how could I make money from these "walkers"

Assigning question

Why would someone agree to sign a contract with you to sell their house at a much lower price only for you to reassign it at a higher price. Why wouldn't they just decide to sell it themselves at the higher price? I guess what I'm asking is how can you convince someone to drop their asking price significantly to a price low enough where you can turn around and reassign it at a profit?

I haven't heard any responses yet to Dean's 'Automated Foreclosure Finder'... I have no problem signing up but I want to hear if anyone has found it to be more useful than other foreclosure finders available online? Any feedback?

Aren't you doing the job as a realtor?

I'm new to this as well but I'm ready to dive in to it. My wife asked a very good question though... aren't you acting as a realtor in one way when you ASSIGN a property to an investor? And if so, don't you need to be licensed? Are there ANY states that require you to have a license to assign a property?

REOs and Condemned Properties

Hey Folks,

What do you advise about dealing with condemned properties? I saw two condemned buildings today both were quadruplexes. They were in a fairly good neighborhood. I was scared about them at first but afer reading chapter 17 of Be A Real Estate Millionaire, I was emboldened by Dean's story about one fantastic deal he executed. What are the steps to handle such cases?

I also saw a REO(quadruplex)close to a one of the colleges. There were $6,845 taxes on the property and the bank was asking for $160,000. SHOULD I GO FOR IT?

Calculator for Determining ROI

I looked on Dean's web site and did not see a spreadsheet that could help me determine the ROI from a property purchase once all the costs were known and the estimated selling price.

This is the tool I need for a financial analysis that can help me also determine my offer on REOs, foreclosures and other properties.

Any help pointing me to such a tool would be greatly appreciated.

REO and Foreclosure Resources

Is their a good source - free or requiring a membership fee that is a great source of identifying REOs or preforecloseures. All of the ones I have looked at require a fee but i can not tell a good source from a poor source.

Please supply name of resource.
